Price per square foot and monthly cost
Linari is about RM 740 per square foot on average and Tujuh from about RM 865, so the larger home is the cheaper one per square foot, and the smaller one is cheaper to enter. The fee rates are close, but Linari's figure includes the sinking fund and Tujuh's does not.
| Comparable unit | Linari (about RM 0.385 psf with sinking fund) | Tujuh Residences (estimated RM 0.35 psf, before sinking fund) |
|---|---|---|
| Three-bedroom | Skyvilla D, 1,168 sq ft: about RM 450 a month | C, 862 sq ft: about RM 302 a month |
| Largest regular layout | Skyvilla A, 1,637 sq ft: about RM 630 a month | D, 909 sq ft: about RM 318 a month |
Maintenance fee only. At Tujuh, electricity, quit rent and assessment are charged at commercial rates.
What nearby homes sell and rent for
Both are in Selangor, where the reviews have asking rents only, and neither review found a like-for-like match for Linari.
- Around Linari: only one current listing was found in each nearby building, a 1,146 sq ft unit at Kasturi Idaman asking RM 1,600 a month and a 989 sq ft unit at De Rozelle asking RM 1,599. Both are older and smaller than Linari's Skyvillas, so treat them as a rough floor. No like-for-like rents were found for the Parkhomes.
- Around Tujuh Residences: Emporis Kota Damansara asks RM 1,700 to 2,000 a month (mostly RM 1,800 to 2,000) for 662 sq ft and RM 1,800 to 2,600 for 735 to 795 sq ft. No close match was found for the 550 sq ft Type A or the 909 sq ft dual-key Type D.
Asking rents are what owners are listing for, not signed leases.
My view: who should pick which
These two share a township and two MRT stations, and almost nothing else. Linari is the family-sized project: every home has at least three bedrooms, each tower floor has 10 units, vehicles are kept to a motor court and about 80% of the site is green space, with the station gateway a few steps from home. The price of that is the entry point, RM 784,000, and a wait until Q2 2028. Tujuh is the compact, central one: smaller homes at a higher price per square foot, a dual-key type, and completion expected in Q4 2026. Its practical points are walls that cannot be hacked, commercial rates for electricity, quit rent and assessment, and the MRT track about 24 m away. In most cases the budget and the household size will decide this before anything else does.
Pick Linari if…
- you need three bedrooms and a utility room, in 1,168 sq ft or more
- you want low density: about 56 homes per acre and 10 units a floor
- you want the MRT about 35 steps away through a private gateway
- you want kitchen cabinets, hood, hob and air-conditioners included
- your budget starts from RM 784,000 and you can wait until Q2 2028
Pick Tujuh Residences if…
- your budget is nearer RM 501,000 to RM 839,000
- a home of 550 to 909 sq ft is enough
- you want completion expected in Q4 2026
- you want the dual-key Type D for a parent or a tenant
- you want to be inside Kwasa Damansara City Centre, near Menara KWSP
