The two are neighbours, about 0.1 km apart in a straight line, with drop-offs less than 100 m from each other. Menara Public Bank is about 200 m from each. DIVINE's main access is from Jalan Ampang, and a covered walkway is planned to the Jalan Ampang–KL City Centre junction.

Prices: DAWN is RM 717,000 to RM 1,972,000, with the serviced apartments at RM 1,270,000 to RM 1,972,000; DIVINE is RM 997,000 to RM 3,900,000. DAWN's suites on Levels 10 to 21 are office suites on a commercial title, so check how you plan to use one before you buy.
Price per square foot and monthly cost
DAWN is from about RM 2,048 per square foot; DIVINE is from about RM 1,600, so DIVINE is the cheaper of the two per square foot while DAWN is cheaper in ringgit at the entry level. The fee rates are close: RM 0.70 psf including sinking fund at DAWN, and RM 0.68 psf at DIVINE, where you should ask whether the sinking fund is included. Maintenance fee only:
| Comparable unit | DAWN KL City Centre | DIVINE KL City Centre |
|---|---|---|
| Smallest | A, 350 sq ft: about RM 245 a month | A2, 502 sq ft: about RM 341 a month |
| About 540 to 550 sq ft | B, 550 sq ft: about RM 385 a month | A1, 540 sq ft: about RM 367 a month |
| Dual key | Ca, 806 sq ft: about RM 564 a month | B1, 713 sq ft: about RM 485 a month |
| Largest | C2a, 835 sq ft: about RM 585 a month | D, 1,319 sq ft: about RM 897 a month |
Car parks are a cost at both. DAWN has no allocated car parks; residents can rent a bay at about RM 250 a month. At DIVINE, units without the KL City Centre view have no car park, and units with that view have none to three bays, depending on the type and floor.
What nearby homes sell and rent for
Neither has recorded sales yet, and they share one reference: Scarletz Suites, a completed building of small suites, where 452 to 549 sq ft units sold for RM 750,000 to 963,000 from 2024 to 2026, about RM 1,660 to 1,750 psf. That is only three recorded sales. DAWN's review also uses Sky Suites, where 549 to 689 sq ft units sold for RM 576,000 to 1.00 million, about RM 1,020 to 1,530 psf, and 797 to 883 sq ft units for RM 924,000 to 1.20 million, about RM 1,110 to 1,450 psf. DIVINE's review uses Star Residences, where 624 to 678 sq ft units sold for RM 1.00 to 1.46 million, about RM 1,470 to 2,160 psf. Nothing recorded nearby is as small as DAWN's 348 to 416 sq ft suites, and there is no like-for-like nearby for DIVINE's units of 982 sq ft and above.
| Asking rents, September–October 2026 | Unit | Per month |
|---|---|---|
| Scarletz Suites | 450 sq ft | RM 3,500 to 4,000 (mostly RM 3,500 to 3,800) |
| Scarletz Suites | 470 sq ft | RM 3,500 |
| Sky Suites | 649 to 710 sq ft | RM 3,400 to 4,000 |
| Sky Suites | 795 to 889 sq ft | RM 3,500 to 4,800 |
| Star Residences | 625 sq ft | RM 3,900 |
| Star Residences | 710 to 722 sq ft | RM 4,100 to 4,500 |
Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling. They are monthly rents for whole units and do not show what a unit would earn from short stays.
My view: who should pick which
With the two this close together, location does not separate them; the product and the wait do. DAWN is the smaller ticket and the earlier one: from RM 717,000, expected in April 2029, with one-room office suites and dual keys from 550 sq ft. What I would weigh is its price per square foot, which is above what small finished suites nearby have recorded, the lack of any allocated car park, and the single bathroom in every two-bedroom that is not a dual key. DIVINE gives more for each square foot paid: from about RM 1,600 psf, layouts up to 1,319 sq ft, dual-key two-bedrooms with a separate sub-meter, and a pool and gym on Levels 79 and 80. Its costs are the wait until Q3 2032, a low zone with 26 units on a floor, and car parks only for units with the KL City Centre view.
Pick DAWN KL City Centre if…
- you want the lowest entry price, from RM 717,000;
- you want a small office suite in the city centre, or a 550 sq ft dual key;
- you want completion sooner, expected in April 2029;
- you do not drive, or are fine renting a bay at about RM 250 a month.
Pick DIVINE KL City Centre if…
- you want the lower price per square foot, from about RM 1,600;
- you want a dual-key two-bedroom of 648 to 713 sq ft, or a larger unit up to 1,319 sq ft;
- you want sky facilities at the top of a tall tower;
- you can wait for completion, expected in Q3 2032.
