Seri Embun suits a larger family, or three generations under one roof, who want a big freehold landed home in a gated and guarded precinct in Elmina, Shah Alam. Every one of the 360 homes is a 3-storey superlink with 5 bedrooms and 4 bathrooms, from 2,982 to 3,339 sq ft, and the precinct sits beside a 2,700-acre forest reserve. It is a car-based address: no train station appears among the places within a few kilometres, and the nearest MRT station the developer names is Kwasa Sentral. My view

In one line: This is a freehold 3-storey superlink in a guarded, fenced enclave in Elmina, every home 5 bedrooms and 4 bathrooms, from RM 1,583,000, next to the forest reserve. The catch is that you need a car; there is no rail station within a few kilometres.

The price: About RM 531 to RM 723 per sq ft, which pays for the guarded precinct, the forest setting and the house size together. Among the projects compared below, The Walden 2 starts higher (RM 2,143,800) with fewer, larger homes, while Alstonia Hilltop Homes and Myra Senja start far lower but are high-rise with smaller units. If a 5-bedroom landed home is a must, I'd look at Seri Embun first; if not, the high-rise options have a much lower entry price.

Who it suits, who it doesn't: It suits families of five or more, parents living with grown children, and people who work from home and want space and greenery. It doesn't suit anyone who needs to walk to a train station, or anyone who must move in before 2029, as completion is estimated for Q1 2029. Nor is there a choice of bedroom count: all six layouts are 5 bedrooms and 4 bathrooms.

How long to hold: This is a home for a family to stay in for the long run, not a first home to swap after a few years. At this size and price, I'd suggest buying it on the basis of living there for many years.

Check for yourself at the viewing: Lay the six floor plans side by side and see where the bedrooms sit on each floor; with elderly parents, check whether there is a ground-floor room. Lot position (forest-facing or near the clubhouse) may matter as much as the layout, so ask about it. The fee is an estimate per share unit, so ask for the share figure of your unit.

Because every type has 5 bedrooms and 4 bathrooms, compare the plans side by side and look at where the bedrooms and the open-plan living and dining space sit on each floor, especially if an elderly parent needs a bedroom near the ground floor. Types C and C1 give the same room count in about 300 to 360 sq ft less space, which keeps the price lower. Lot position, such as facing the forest side or the clubhouse, may matter as much as the type.

Alstonia Hilltop Homes and Myra Senja are high-rise options for buyers who want a lower entry price and accept less space; Seri Embun is the one to look at if a 5-bedroom house is the starting point.

The residents' clubhouse and grounds include a pool, kids' pool, jacuzzi, gym, playground, nursery, hall, lawn, pavilion and surau. The precinct is gated and guarded, and a curated commercial avenue is planned alongside it.
