Avéa Andaman Island Review: From RM 751,300 — Worth It?

Avéa review: 1,080 freehold, fully furnished homes by E&O in Gurney Green, Andaman Island, 678 to 1,076 sq ft, from RM 751,300. Layouts and who it suits.

Avéa Andaman Island Review: From RM 751,300 — Worth It?

Quick answer: who is Avéa for?

Avéa is the lowest-priced way into E&O's Andaman Island projects in our data, from RM 751,300, and every unit comes fully furnished with at least two car parks. It suits a couple or single buyer who wants a 1+1 study unit near Gurney, and a small family that needs two or three bedrooms within about 1,076 sq ft. It is a weaker fit if you want a quiet, low-density building or a residential title: 1,080 homes share a 5-acre site, the title is commercial, and completion is only estimated for May 2030. For the latest price list and available units, WhatsApp +60 17-279 8932.

My view

In one line: In our data this is the cheapest way into E&O's Andaman Island projects, fully furnished and with at least 2 car parks; the trade-offs are a dense 1,080-home development and a commercial title.

Living there: 1,080 homes on 5 acres is about 216 homes per acre. Each tower floor has 12 units and each tower has 6 lifts, a reasonable ratio, but the pool deck and car park ramps may be busy at peak times, so I'd suggest seeing them on site. The malls, groceries, schools and clinics in the table below are all more than 1 km away in a straight line, and the island is reached over a bridge, so most daily errands may mean driving. The fee is RM 0.45 psf: about RM 305 a month for Type A and about RM 484 for Type E.

Who it suits, who it doesn't: It suits a first-time buyer on a budget who wants to live near Gurney; for two people, the 807 sq ft Type B with two bathrooms is the practical pick; and a small family that wants two car parks and a furnished home. It does not suit someone who needs to move in before 2030, needs a residential title or wants a low-density building.

How long to hold: Given the estimated completion date, I would buy it as a long-term home, not for a quick sale. If you need three bedrooms, the only option is the 1,076 sq ft Type E with 3 car parks. If you are torn between Avéa and Maris next door, see the comparison further down.

Check for yourself at the viewing: whether the RM 0.45 fee includes the sinking fund; the itemised furnishing list and brands; how utilities, quit rent and assessment are charged on a commercial title, and how your bank treats a commercial-title loan; whether your unit faces the sea or the island; and which shops on the island promenade will be open by handover.

  • Suits: first-time buyers who want Andaman Island at its lowest entry price; couples who want a 1+1 study with two bathrooms; small families who want two car parks and a furnished home.
  • Think twice if: you want a low-density building, you need a residential title, or you need to move in before 2030.

Avéa

Who is the developer?

Avéa is developed by Persada Mentari Sdn Bhd, a subsidiary of Eastern & Oriental Berhad, usually called E&O. The same company is behind Maris, also on Andaman Island, and our data lists E&O with The Lume on the island, Conlay in KL City Centre and Seri Embun in the City of Elmina. With two of its projects side by side on Gurney Green and The Lume a short distance away, the group has a large stake in how this part of the island turns out. That is reassuring in one way, and worth watching in another: construction on neighbouring plots is likely to carry on while you wait for your own keys.

What does a commercial title under the HDA mean?

Avéa's land title is listed as commercial, sold under the Housing Development Act (HDA). In plain terms:

  • It is still sold as housing. Because the sale falls under the Housing Development Act, the standard sale and purchase agreement for housing applies, with its schedule of progress payments and the developer's obligations on delivery. Our SPA guide walks through it.
  • The land use is commercial. Ask the developer, in writing, how water and electricity will be billed for the units, what the quit rent and assessment will be, and whether any of that differs from a residential-title home.
  • Financing. Ask your bank early how it treats a commercial-title unit, so there are no surprises at loan approval.

None of this is a reason to avoid Avéa on its own; several other projects in our data, including Maris and Noordinz Suites, carry the same type of title. It is a reason to ask the questions before you sign rather than after.

What is near Avéa?

The distances below are measured in a straight line from the project's map pin. Andaman Island is reached by road over a bridge, so real driving distances are longer.

On the island itself, the developer describes a waterfront promenade with retail shops, alfresco cafés and communal spaces, and a marina. The island is connected to Penang Island by two bridges.

How to read this. Everything in the table is more than a kilometre away, which reflects where Avéa sits: on a new island, with the established Gurney and Pulau Tikus neighbourhood across the water. Day-to-day life will depend on what opens on the island's promenade and on a short drive to Gurney. If you need a school or a supermarket within walking distance on handover day, ask what will be open on the island by 2030.

Which Avéa layout suits you?

TypeSizeBedrooms / bathroomsCar parksWho it suits (my view)
A678 sq ft1+1 study, 1 bathroom2A single owner who wants the lowest entry price
B807 sq ft1+1 study, 2 bathrooms2A couple who want their own bathrooms, or a home office
C883 sq ft2 bedrooms, 2 bathrooms2A couple planning a family, or two adults sharing
D936 sq ft2 bedrooms, 2 bathrooms2Same household as C, with about 53 sq ft more
E1,076 sq ft3 bedrooms, 2 bathrooms3A small family that needs a third bedroom

What I would pick. The jump from Type A to Type B is the one to think about. For 129 sq ft more you get a second bathroom, which changes how a 1+1 home works: guests, a housemate or a partner no longer share one bathroom. If you are buying for two people, I would lean to Type B.

Types C and D are both two bedrooms and two bathrooms, so compare the plans rather than the sizes. Look at which way the living room faces, whether the second bedroom is big enough for a queen bed, and how the kitchen sits. Type E is the only 3-bedroom layout and the only one with three car parks; if you need three rooms, it is the one to ask about early, as the price list ranges up to RM 1,909,600 and the best views in that type will go first.

What does it cost to hold each month?

The maintenance fee is RM 0.45 per square foot.

TypeSizeMonthly maintenance fee
A678 sq ftabout RM 305
B807 sq ftabout RM 363
C883 sq ftabout RM 397
D936 sq ftabout RM 421
E1,076 sq ftabout RM 484

Ask whether the RM 0.45 includes the sinking fund or whether a sinking fund is charged on top, as the data does not say. Our maintenance fee and sinking fund guide explains the difference. Add quit rent, assessment and insurance to get the full monthly picture, and if you take a loan, budget for loan stamp duty at 0.5% of your loan at signing.

Maris sits about 150 m away and The Lume about 700 m, both on Andaman Island. Lumina Residence is about 2.3 km away near Gurney Drive, and Noordinz Suites about 3.8 km away in central George Town.

How I read it. On the island, Avéa is the smallest and cheapest of the three E&O projects in our data, Maris is the mid-size option, and The Lume is the large-home end. If you are choosing between Avéa and Maris, the real question is size: Maris starts at 979 sq ft with 2 bedrooms, close to Avéa's Types C and D, so put a Maris Type A next to an Avéa Type D and compare the actual prices you are quoted. Maris is also expected to finish about a year earlier. Off the island, Lumina Residence offers bigger 3-bedroom homes on a residential title with an earlier expected completion, at a higher starting price. Noordinz Suites is cheaper to enter but is a studio and dual-key product with no car park included, so it serves a different buyer.

Facilities

Facilities sit on two levels. The Level 5 podium, which the developer describes as the largest lifestyle podium, has a herb garden, meditation garden and deck, a pavilion, a spa pool, a family pool, a 50 m lap pool, a bio pond, a maze garden, a lawn, a kids' pool and water play area, a playground, a basketball court, a jogging track, a living room, changing rooms, a reading room, a meeting room, a games room and an event hall. Elsewhere are a pet lawn, a badminton court and a residents' lounge. The rooftop on Level 51 has a rooftop garden, outdoor fitness and a gym.

The 50 m lap pool and the rooftop gym are the two I would look at first. A 50 m pool is long enough for real swimming, and a rooftop gym on Level 51 is a draw for owners and tenants alike.

Buying as a foreigner

Foreign buyers can buy on Andaman Island, but they need approval from the state authority, and Penang sets its own minimum price for foreign purchases. Not every unit in a project will necessarily meet the threshold, so check the current Penang figure and your exact unit before paying a booking fee. Our guide to foreigner minimum prices by state is a starting point; confirm the current position with your lawyer.

Questions to ask before you book

  1. Does the RM 0.45 psf fee include the sinking fund?
  2. What exactly is in the furnishing package, and what brands?
  3. How will utilities, quit rent and assessment be charged on a commercial title?
  4. How many towers share the site, and which tower is your unit in?
  5. Which stacks face the sea and which face the island?
  6. What will be open on the island's promenade by handover?

Frequently Asked Questions

Where is Avéa?

At Gurney Green on Andaman Island, Tanjung Tokong, 10470 Penang. Gurney Paragon Mall is about 1.4 km away in a straight line and Plaza Gurney about 1.5 km.

What is the starting price of Avéa?

From RM 751,300, with the price list running to RM 1,909,600. Ask for the current price list for the exact layout and floor you want.

What sizes and layouts are available at Avéa?

Five layouts from 678 sq ft (1+1 study, 1 bathroom) to 1,076 sq ft (3 bedrooms, 2 bathrooms). Type B is 807 sq ft (1+1 study, 2 bathrooms), and Types C and D are 883 and 936 sq ft with 2 bedrooms and 2 bathrooms.

How many units does Avéa have?

1,080 homes on a 5-acre site, 51 storeys, with 12 units per floor in each tower and 6 lifts per tower.

Is Avéa freehold?

Yes. Avéa is freehold, on a commercial title sold under the Housing Development Act. It is developed by Persada Mentari Sdn Bhd, a subsidiary of Eastern & Oriental Berhad (E&O).

When will Avéa be completed?

Completion is estimated in May 2030, on a 54-month construction period.

What is the maintenance fee at Avéa?

RM 0.45 per sq ft, which is about RM 305 a month on the 678 sq ft Type A and about RM 484 on the 1,076 sq ft Type E.

Is Avéa furnished?

The developer states the units come fully furnished with premium fittings and finishes. Ask for the itemised furnishing list before you book.

Is Avéa worth buying?

It suits buyers who want a furnished, freehold home on Andaman Island at the lowest entry price of the E&O projects there, with two car parks even on the smallest unit. Think twice if you want a small, quiet community or a residential title, as 1,080 homes share the development and the title is commercial.
