Quick verdict: who should buy CloutHaus, and who should not

My view. I tell buyers the same thing I said in my walkthrough video: land facing the Petronas Twin Towers is almost gone, and CloutHaus sits on one of the last freehold plots directly opposite them, about thirty steps from KLCC. Every show unit I filmed has full-height glass, so the towers fill the window from floor to ceiling, and the night view is the part people remember. At about RM 2,900 psf it is priced below the RM 3,000 to RM 3,500 psf I see asked at other new KLCC projects, which is why I call it good value for this exact address. If the view and the address are not what you are paying for, the same budget buys a much larger home outside the Golden Triangle.

  • Suits: buyers who want a freehold KLCC address, owners who value hotel-style services (Paradox Hotel KLCC), foreign buyers who need to clear the RM 1 million threshold with a city-centre asset.
  • Think twice if: you need three large bedrooms for a family on a tight budget, or you dislike high monthly maintenance charges.

CloutHaus stands on Jalan P. Ramlee, facing the Petronas Twin Towers. The Saloma Link Bridge, Avenue K, Suria KLCC, The LINC KL and KLCC Park are in the immediate area; Pavilion KL and Bukit Bintang are a short drive away. Prince Court Medical Centre, Gleneagles and the International School of Kuala Lumpur are within the usual city-centre radius.

All four start around the same entry price. The difference is what you get for it: CloutHaus and Orion sell a freehold address with a small unit; Core TRX gives more floor area; Pavilion Square trades freehold for a direct bridge into Pavilion KL.

What I would pick. The layout I chose to film is the dual-key unit, a design that has become popular in high-end projects: two self-contained sides, each with its own kitchenette and bathroom. The show unit fits one side as a living room and the other as a bedroom suite, and it works just as well for parents, adult children or guests who need their own front door. For a couple living in, I would start at the 904 sq ft two-bedroom (Type G or H); I treat the 549 sq ft units as a city base rather than a full-time home.

Facilities

Three facility levels: Level 33 (play areas, reading and family lounges, sky lounge, sky bar, karaoke), Level 33A (gym and reformer studio, yoga and pilates, games and dining lounge, mahjong room, golf simulator, music room) and Level 63A (sky pool, sky jacuzzi, leisure pool, sauna and steam, sky dining rooms, BBQ, Clout Bar and DJ deck). Hotel services are by Paradox Hotel KLCC.
