Quick answer: who is Aethera Residences for?
Aethera suits buyers whose week runs across the Causeway. Bukit Chagar RTS station is about 370 m away in a straight line, and the developer states a sheltered walkway of about 400 m connects the tower to the station. The land is freehold, the layouts run from 650 sq ft two-bedroom units to 4-bedroom homes of 2,358 and 2,547 sq ft, and the fee is RM 0.45 per square foot including the sinking fund. It is less suited to households with two cars, since each unit comes with one floating car park, and to buyers who want space around the building: 786 homes sit on 1.215 acres. My view
In one line: If you want to take the RTS to Singapore, start here: Bukit Chagar is about 370 m away in a straight line, the land is freehold and layouts run from 650 to 2,547 sq ft. But the price is not confirmed yet and the building is very dense.
Living there: The developer states a sheltered walkway of about 400 m links the tower to the station. Primary schools and specialist clinics are within about 300 m in a straight line, and Komtar JBCC about 590 m. The cost is city-centre life: traffic and noise. 786 homes on 1.215 acres is about 647 homes per acre, with 21 units on a typical floor, so there may be a wait for the lifts at peak hours; I'd suggest seeing it for yourself.
Who it suits, who it doesn't: It suits people who cross the checkpoint for work every day, and families who need 3 or 4 bedrooms near the checkpoint (3-bedroom units start at 904 sq ft). It does not suit a family with two cars: every unit gets one floating car park, even the largest. It also does not suit anyone who wants a low-density building with green space around it.
How long to hold: Completion is expected in 2029, and it works as a long-term home. For two commuters I would look first at Type B at 693 sq ft: 43 sq ft more than the 650 sq ft Type A, with a second bathroom. A family can look at the D group at 1,033 sq ft. Until the price list is out, you can judge fit but not value.
Check for yourself at the viewing: Once you have the price list, work out the price per sq ft for the exact unit you want. Ask how quit rent and assessment are billed on the commercial title, and whether a second car can be given a bay. Walk the sheltered route from the tower to Bukit Chagar once on a weekday morning.
- Suits: RTS commuters who want a short, sheltered walk to Bukit Chagar; buyers who want freehold land in central Johor Bahru; families who need 3 or 4 bedrooms near the checkpoint.
- Think twice if: you need two fixed car parks, you prefer a low-density building, or you want to compare prices before you look at layouts.

Who is the developer?
Aethera is developed by UOA Group. The developer places Aethera within the Ibrahim International Business District (IIBD) and highlights a multi-tier security set-up, with a barrier gate, card-controlled lobbies and card-controlled lifts. The partial furnishing package is worth noting: with the kitchen cabinet, hob and hood, all air-conditioners, a smart lock and a water heater included, the cost of making a unit liveable is lower than in a bare unit. Ask for the brand list and the warranty terms in writing.
What is near Aethera Residences?
The distances below are measured in a straight line from the project's coordinates. A walk or a drive is always longer.
| Category | Place | Distance |
|---|---|---|
| Transport | Bukit Chagar RTS station | about 370 m |
| Transport | JB Sentral Bus Terminal | about 790 m |
| Transport | Johor Bahru Sentral | about 790 m |
| Shopping | Komtar JBCC | about 590 m |
| Shopping | SKS Tower | about 690 m |
| Shopping | Johor Bahru City Square | about 840 m |
| Groceries | Marks & Spencer | about 600 m |
| Groceries | KNN Supermarket | about 820 m |
| Schools | SK (P) Bandar Tinggi | about 150 m |
| Schools | SJK (C) St. Joseph and SK St. Joseph | about 190 m |
| Schools | Sekolah Sri Johor Bahru | about 280 m |
| Healthcare | Faizal Women Specialist Clinic | about 120 m |
| Healthcare | Teo Orthopaedic Specialist Clinic | about 130 m |
| Parks | Taman Istana Besar | about 1.0 km |
| Parks | Serene Park Community Park | about 1.6 km |
The developer also lists Maria Hospital, TMC Fertility and Women's Specialist Centre and Landmark Medical Centre close by, along with KPJ Johor Specialist Hospital, KPJ Puteri Specialist Hospital, Hospital Sultanah Aminah and Columbia Asia Hospital further out. For schools it names Sultan Ibrahim Secondary School, Hilltop Private School and Foon Yew High School in the city, and international schools such as Fairview, Repton and Marlborough College further away. The highways named are the Skudai Highway, the Tebrau Highway, the North-South Expressway and the Iskandar Coastal Highway.
How I read the location. This is the old heart of Johor Bahru, close to the checkpoint and the city's main malls, with primary schools and specialist clinics within a few hundred metres in a straight line. For a cross-border worker, the combination of the RTS, JB Sentral and the CIQ within walking range is the reason to be here. The cost is city-centre life: traffic, noise and a tight site. If you want greenery, Taman Istana Besar is about 1 km away in a straight line, but this is not a garden address.

Which Aethera layout suits you?
| Type | Size | Configuration | Who it suits (my view) |
|---|---|---|---|
| A | 650 sq ft | 2 bedrooms, 1 bathroom | A couple, or a commuter who wants a spare room |
| A1 | 650 sq ft | 1 + 1 bedrooms, 1 bathroom | A single commuter who wants a study |
| A2 | 650 sq ft | 2 bedrooms, 1 bathroom | The same buyer as Type A, on a different plan |
| B | 693 sq ft | 2 bedrooms, 2 bathrooms | Two working adults who each want a bathroom |
| C | 904 sq ft | 3 bedrooms, 2 bathrooms | A young family at the smallest 3-bedroom size |
| D / D1 | 1,033 sq ft | 3 bedrooms, 2 bathrooms | A family with two children |
| E | 1,315 sq ft | 3 bedrooms, 2 bathrooms | A family that wants larger rooms |
| F | 2,358 sq ft | 4 bedrooms, 4 bathrooms | A large or multi-generation household |
| G | 2,547 sq ft | 4 bedrooms, 4 bathrooms | The largest home in the tower |
What I would pick. For a cross-border commuter living alone or as a couple, Type B is the layout I would look at first: only 43 sq ft more than the Type A group, but with a second bathroom, which makes a real difference when two people leave for the RTS at the same hour. For a family, the D group is the sensible middle of the range, with three bedrooms and room to move. Types F and G, above 2,300 sq ft with four bedrooms and four bathrooms, are an unusual offer this close to the checkpoint; if you need that space, ask which floors they sit on and how many there are, as the data does not give a count per type. Bear in mind that every layout, even the largest, comes with one floating car park.

What does it cost to hold each month?
The maintenance fee is RM 0.45 per square foot a month, including the sinking fund, so:
| Type | Size | Maintenance fee per month |
|---|---|---|
| A / A1 / A2 | 650 sq ft | About RM 293 |
| B | 693 sq ft | About RM 312 |
| C | 904 sq ft | About RM 407 |
| D / D1 | 1,033 sq ft | About RM 465 |
| E | 1,315 sq ft | About RM 592 |
| F | 2,358 sq ft | About RM 1,061 |
| G | 2,547 sq ft | About RM 1,146 |
Quit rent and assessment tax come on top; on a commercial title, ask the developer how they will be billed. At RM 0.45 psf with the sinking fund included, the rate sits close to Princess Cove (RM 0.42 psf including sinking fund) and above the RM 0.35 to 0.36 psf quoted at Gen Sphere and the Causewayz Square towers, which are still marked TBC or do not say whether the sinking fund is included. The maintenance fee guide explains what you are paying for. If you take a loan, stamp duty on the loan agreement is 0.5% of your loan.
How Aethera compares with nearby towers
Aethera has no confirmed price in the data, so it cannot be ranked on price per square foot. The table compares what can be compared. The price per square foot for the others is the starting price divided by the smallest unit, a rough guide. Distances are straight-line from Aethera.
| Project | Distance | From | Price per sq ft (rough) | Built-up | Units | Monthly fee | Completion |
|---|---|---|---|---|---|---|---|
| Aethera Residences | – | Not confirmed | – | 650 to 2,547 sq ft | 786 | RM 0.45 psf incl. sinking fund | Expected 2029 |
| Arden Serviced Residence | about 0.8 km | RM 1,078,000 | about RM 1,353 | 797 to 1,700 sq ft | 618 | Not confirmed | Expected 2029 |
| Dover, Causewayz Square | about 1.2 km | RM 727,500 | about RM 1,535 | 474 to 850 sq ft | 1,527 | RM 0.36 psf (TBC) | Expected 2030 |
| Gen Sphere | about 1.2 km | RM 550,000 | about RM 1,198 | 459 to 755 sq ft | 996 | RM 0.35 psf | Expected 2029 |
| GEN RISE | about 1.3 km | RM 563,000 | about RM 1,133 | 497 to 1,930 sq ft | 732 | TBC | Expected 2028 |
| Princess Cove RNF Phase 3 | about 1.5 km | RM 430,000 | about RM 1,369 | 314 to 1,556 sq ft | 4,385 | RM 0.42 psf incl. sinking fund | Expected 2027 |
| Princess Cove RNF Phase 2 | about 1.7 km | RM 690,000 | about RM 1,465 | 471 to 1,471 sq ft | 3,724 | RM 0.42 psf incl. sinking fund | Completed 2023 |
How I read it. Two things set Aethera apart in this group. First, its largest homes, at 2,358 and 2,547 sq ft, are the biggest in the table, and only Arden, GEN RISE and Princess Cove Phase 3 also go above 1,500 sq ft. Second, it has the shortest straight-line distance to Bukit Chagar RTS of the projects here. Against that, it is among the densest sites, and its unit count, 786, puts it in the middle: smaller than the Causewayz Square towers and Princess Cove, larger than Arden. When the price list arrives, compare its 650 to 693 sq ft units against Gen Sphere and the Causewayz towers, and its 3-bedroom units against Arden's Type B.
Facilities
The facilities sit on three levels. Level 12 has an energy lab, karaoke suites, an urban oasis, a child care centre, a play garden, a racket court, an entertainment lounge, a laundry room, a social chamber, a grill terrace, a serenity garden and a meditation deck. Level 13 adds a multipurpose hall, the Horizon Lounge, a garden pavilion, a co-working space and the Breeze and Altitude decks. The rooftop on Level 52 has a sky infinity pool, a wading cove for children, a heated sky pool, a sky deck, a BBQ sky deck, a sun deck and a tree promenade. There is also one retail unit on Level 1.
A rooftop pool on a 52-storey tower is the headline, but for daily life the Level 12 child care centre and laundry room may be the more useful items. Ask whether the child care centre will be run by an operator from handover.

Buying as a foreigner
A foreign buyer needs approval from the state authority before the transfer, and Johor sets its own minimum price for foreign buyers. Check the current threshold for this commercial title before you book, and build the approval time into the dates in your sale and purchase agreement. Our foreign buyer guide explains where to check.
