What nearby homes sell and rent for
Both are in Selangor, where the reviews have asking rents only.
- Around Astrum Shah Alam: Vista Alam Serviced Apartment, about 0.4 km away, asks RM 1,200 to 1,500 a month for 500 to 550 sq ft, RM 1,450 to 1,850 (mostly RM 1,650 to 1,700) for 714 to 760 sq ft and RM 1,900 to 2,200 for 1,001 to 1,123 sq ft. Residensi Advena, about 1.9 km away, asks RM 1,700 to 2,500 (mostly RM 2,500) for 941 to 943 sq ft and RM 1,700 for 1,100 sq ft.
- Around Bayu @ Mori Park: Emira Residence, about 0.9 km away, asks RM 1,400 to 1,450 for 614 sq ft and RM 2,000 to 2,700 (mostly RM 2,500 to 2,700) for 880 to 883 sq ft. Metia Residence, about 0.6 km away, asks RM 1,800 to 2,300 for 1,018 sq ft. The two buildings differ quite a bit at similar sizes, so read these as a range.
Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.
My view: who should pick which
Both are large LRT 3 developments with mostly three-bedroom homes and the same fee rate, so the choice is location against price. Astrum has the location: the station, a hospital, a mall and the lake park are all within a short walk, and the Level 9 deck has 53 facilities. It also has the highest price per square foot of the projects I compare in Shah Alam, 1,252 units in three towers, and one car park per unit. Bayu has the price: from RM 250,000, and its three- and four-bedroom types come with two car parks. The trade-offs are 29 units on a floor, a largest layout of 958 sq ft, bare units unless you take the furnished package, and a walk of about 700 m to the station.
Pick Astrum Shah Alam if…
- you want the LRT station next door and central Shah Alam on foot
- you would use the lake park, the hospital and SACC Mall nearby
- your household runs on one car
- you want the earlier completion, expected in Q3 2028
Pick Bayu @ Mori Park if…
- you are a first-time buyer and price per square foot comes first
- you need two car parks with a three- or four-bedroom home
- you are looking at a flexi suite for a home office
- you can wait until Q2 2029
