Grand Medini Review: Completed, From RM 392,000

Grand Medini review: a completed 2018 development of 672 homes in Medini, Iskandar Puteri, studios to 3 bedrooms of 474 to 1,119 sq ft, from RM 392,000.

Grand Medini Review: Completed, From RM 392,000

Quick answer: who is Grand Medini for?

Grand Medini suits buyers who want a completed home in Medini rather than a promise on a sales gallery wall. It has been finished since 2018, so the unit, the pool deck and the way the building is run can all be checked in person. The layouts run from a 474 sq ft studio to 3-bedroom homes of up to 1,119 sq ft and a 1,110 sq ft dual-key unit, from RM 392,000, with a fee of RM 0.42 per square foot including the sinking fund. It is less suited to buyers who want to commute by train or who insist on freehold land: there is no rail station close by and the tenure is leasehold. My view

In one line: A building finished in 2018, from RM 392,000, that you can inspect before you buy; the cost is no rail nearby and a leasehold, commercial title.

Living there: Mahkota Park is about 240 m away in a straight line, SK Medini about 520 m and Afiniti Wellness about 490 m, and the developer says Gleneagles Medini Hospital is next door. But the nearest transport listed is a bus terminal about 1.3 km away, so daily life needs a car. The maintenance fee is RM 0.42 per sq ft including the sinking fund, about RM 384 a month for a 915 sq ft Type D.

Who it suits, who it doesn't: It suits buyers who want to see the building first, and families who value a park, a school and a hospital nearby: three bedrooms start from 904 sq ft, and Types D and E come with 2 car parks. The 1,110 sq ft dual-key Type F suits parents living with a grown child. It does not suit people who commute by train, or buyers who insist on freehold or a brand-new building.

How long to hold: A family can live here long term, with several 3-bedroom options among the thirteen layouts. The building is already eight years old, and the longer you hold, the more likely major repairs will draw on the sinking fund, so I'd suggest reading the accounts before you decide.

Check for yourself at the viewing: ask the management office for the latest accounts, to see whether the sinking fund is healthy and whether major repairs are planned; whether the unit you want has unpaid maintenance fees, since arrears follow the unit; which facilities are still open and how well they are kept; drive to your own workplace at the hour you normally leave; and ask your bank early about a leasehold, commercial title.

  • Suits: buyers who want a finished home they can inspect; families who value a park, a school and a hospital nearby; buyers who want a choice of sizes from a studio to 3 bedrooms in one development.
  • Think twice if: you need rail transit, you want freehold land, or you want a brand-new building with a fresh warranty period.

Grand Medini

Who is the developer?

Grand Medini was developed by Grand Global Medini Sdn Bhd. The developer describes it as a purely residential, low-density project with a four-tier security system, partially furnished and Green Building certified. With the building now completed, the more useful questions are about the present: who manages it, how healthy the sinking fund is, and whether any major repairs are scheduled. Ask the management office for the latest accounts before you sign.

The road links named for the project are the Coastal Highway, the Eastern Dispersal Link, the JB East Coast Highway and the Senai-Desaru Highway. The developer also points to the international campuses of EduCity, including Newcastle University Medicine Malaysia, the University of Southampton Malaysia, the University of Reading Malaysia, Raffles American School and Multimedia University, as well as the state administrative centre at Kota Iskandar.

How I read the location. Medini is planned around a theme park, a hospital, a film studio and a cluster of international campuses, and Grand Medini sits close to the middle of it. That shapes who lives here: staff and students from the campuses and hospital, families drawn by the schools, and owners who cross the Second Link to Singapore by car. It is not a place you choose for nightlife or rail. Check the drive to your own workplace at the hour you would make it.

Which Grand Medini layout suits you?

TypeSizeConfigurationWho it suits (my view)
A474 sq ftStudio, 1 bathroomA single student, nurse or young professional
A1517 sq ftStudio with balcony, 1 bathroomThe same buyer who wants outdoor space
B / B2571 sq ft1 bedroom, 1 bathroomA single owner who wants a separate bedroom
B1 / B2A614 sq ft1 bedroom with balcony, 1 bathroomA couple without children
C764 sq ft2 bedrooms, 2 bathroomsTwo sharers, or a couple with a home office
C1808 sq ft2 bedrooms with balcony, 2 bathroomsA small family
D2904 sq ft3 bedrooms, 2 bathroomsA family that needs three rooms at the lowest size
D / D1915 to 958 sq ft3 bedrooms, 2 bathroomsA family with two children
D2A947 sq ft3 bedrooms with balcony, 2 bathroomsThe same family, with a balcony
E1,065 sq ft3 bedrooms, 2 bathroomsA family that wants larger rooms
E11,119 sq ft3 bedrooms with balcony, 2 bathroomsThe largest home in the development
F1,110 sq ft2 bedrooms + studio (dual key), 2 bathroomsAn owner who wants to live in one part and let or lend the other

What I would pick. Thirteen layouts in one development is unusual, and it is a strength: you can match the home to the household instead of the other way round. The pattern to understand is that most types come in two versions, with and without a balcony, about 40 to 50 sq ft apart. If you live in the unit, the balcony version is worth the step up for drying laundry and air. For a family, I would look at the D and E groups first: three bedrooms from 904 sq ft, with 2 car parks listed for Types D and E. Type F, the dual key, is the most flexible home here, with a 2-bedroom unit and a separate studio under one title, which suits parents with an adult child or an owner who wants a guest suite with its own door.

What does it cost to hold each month?

The maintenance fee is RM 0.42 per square foot a month, including the sinking fund, so:

TypeSizeMaintenance fee per month
A (studio)474 sq ftAbout RM 199
B / B2 (1 bedroom)571 sq ftAbout RM 240
C (2 bedrooms)764 sq ftAbout RM 321
D (3 bedrooms)915 sq ftAbout RM 384
E (3 bedrooms)1,065 sq ftAbout RM 447
F (dual key)1,110 sq ftAbout RM 466
E1 (3 bedrooms)1,119 sq ftAbout RM 470

Quit rent and assessment tax come on top, and on a commercial title you should ask the seller for the latest bills rather than assume residential rates. Because this is a completed building, also ask for the latest maintenance statement for the unit you are buying: any arrears stay with the unit, so they must be settled before the transfer. Our guide to maintenance fees and the sinking fund explains what each covers.

If you take a loan, stamp duty on the loan agreement is 0.5% of your loan, separate from the duty on the memorandum of transfer.

Price per square foot against other Johor projects

There are no other projects in the data within a few kilometres of Grand Medini. The nearest are in and around central Johor Bahru, about 14 to 16 km away in a straight line, so the table below is a broad guide to what a buyer in Johor is choosing between, not a like-for-like comparison. The price per square foot is the starting price divided by the smallest unit.

How I read it. Grand Medini's rough rate of about RM 827 per square foot sits between the lower-priced launches on the edge of Johor Bahru and the city-centre towers by the checkpoint, which run well above RM 1,100. Of the five, only Grand Medini and Princess Cove Phase 2 are finished. The trade-off is plain: the city-centre towers put you near the Causeway and the RTS, while Grand Medini puts you near the Second Link, the campuses and a park, in a smaller community of 672 homes with up to 1,119 sq ft of space. Grand Medini is also the only leasehold title in the table apart from Amberwood.

Facilities

The facilities are laid out around the podium and the rooftop. On the podium are a 50 m swimming pool with an infinity edge, a children's wading pool, a jacuzzi, a sauna, a raised gymnasium, a multipurpose hall, a BBQ terrace, a children's playground and nursery, and a floating spa lounge. The landscape includes a linear koi pond, a maze garden, a tree boulevard, seating alcoves under trellises, a reflection pond, a floating deck and covered walkways. The roof terrace adds a movie wall, a party lawn, an outdoor BBQ counter and pantry, a viewing deck, an outdoor lounge, seating steps, a tea terrace and a chill-out deck.

Since the building is finished, you can check which of these are open, how well they are kept and whether any have been closed or converted. That is worth more than any list.

Buying as a foreigner

A foreign buyer needs approval from the state authority before the transfer, and Johor sets its own minimum price for foreign buyers, which can differ by property type and title. Check the current threshold for this commercial title before you make an offer, and let the approval time shape the completion date in your agreement. Our foreign buyer guide explains where to check.
