Quick answer: who is Mosaic for?
Mosaic suits buyers who want a freehold home in USJ where the BRT, the LRT, a mall and two hypermarkets are all within a few hundred metres. With seven layouts from a 557 sq ft 1-bedroom to a 1,509 sq ft 3-bedroom, it can work for a single buyer, a couple or a family. It is less suited to households that need a fourth bedroom, or to buyers who want to move in before 2029. For the latest price list and available units, WhatsApp +60 17-279 8932.
My view
In one line: Mosaic is a freehold serviced apartment in USJ 1 from RM 577,000, and its biggest plus is that the BRT, the LRT, a mall and two hypermarkets are all within a few hundred metres; the cost is a wait until the expected 2029 completion, in a large project of 924 homes.
Living there: South Quay-USJ1 BRT is about 240 m away in a straight line and USJ7 LRT about 690 m, Mydin and Giant are each about 130 to 140 m away and The Summit USJ about 270 m, so daily shopping and commuting can be done with less driving. With 924 homes, lifts and facilities may be busy at peak hours, so I'd suggest asking how many units share each floor and how many lifts serve them. The nearest listed clinics are over 1.5 km away, so families with young children should expect to drive to the doctor.
Who it suits, who it doesn't: It suits first-time buyers and couples who want to use public transport; the 776 sq ft Type C has 2 bedrooms and 2 bathrooms and about 90 sq ft more than Type B. It also suits families with two cars: the 1,239 sq ft Type F is the smallest layout with two car parks. It does not suit families who need 4 bedrooms or more than 2 bathrooms, since even the largest Type G at 1,509 sq ft is 3 bedrooms and 2 bathrooms. Nor does it suit anyone who wants to move in soon.
How long to hold: With completion expected in 2029, a wait of about three years, I would treat it as a long-term home rather than a short-term trade. If you cannot wait, Alora and Amika nearby are expected to be ready about two years earlier and are worth comparing first.
Check for yourself at the viewing: The maintenance fee is only given as a range of RM 0.30 to RM 0.40 per sq ft, so ask which rate applies to your unit and whether a sinking fund is charged on top; for the 1,064 sq ft Type E that is about RM 319 to RM 426 a month. Mosaic's price per square foot is not published, so divide the price of the unit you want by its size to work it out yourself, then compare with nearby projects.
- Suits: first-time buyers and couples who want to use public transport; families who want a 3-bedroom of 1,000 sq ft or more on a freehold title in USJ.
- Think twice if: you need 4 bedrooms, want more than 2 bathrooms, or need to move in soon.

Which Mosaic layout suits you?
| Type | Size | Configuration | Car parks | Who it suits (my view) |
|---|---|---|---|---|
| A | 557 sq ft | 1 bedroom, 1 bathroom | 1 | A single buyer, or someone working or studying nearby |
| B | 689 sq ft | 2 bedrooms, 2 bathrooms | 1 | A couple who want a spare room |
| C | 776 sq ft | 2 bedrooms, 2 bathrooms | 1 | A couple who want more living space |
| D | 894 sq ft | 3 bedrooms, 2 bathrooms | 1 | A young family on a budget |
| E | 1,064 sq ft | 3 bedrooms, 2 bathrooms | 1 | A family of four |
| F | 1,239 sq ft | 3 bedrooms, 2 bathrooms | 2 | A family with two cars |
| G | 1,509 sq ft | 3 bedrooms, 2 bathrooms | 2 | A family that wants the most space |
What I would pick. For a couple, Type C: the same two bedrooms and two bathrooms as Type B, with about 90 sq ft more space. For a family, Type F is the sweet spot, since it is the smallest layout with two car parks. Type G adds about 270 sq ft over Type F but keeps the same 3 bedrooms and 2 bathrooms, so choose it only if a larger living area matters more than the extra cost.

What does it cost to hold each month?
The maintenance fee is quoted at RM 0.30 to RM 0.40 per sq ft a month:
| Type | Size | At RM 0.30 psf | At RM 0.40 psf |
|---|---|---|---|
| A | 557 sq ft | About RM 167 | About RM 223 |
| B | 689 sq ft | About RM 207 | About RM 276 |

| D | 894 sq ft | About RM 268 | About RM 358 |
| E | 1,064 sq ft | About RM 319 | About RM 426 |
| F | 1,239 sq ft | About RM 372 | About RM 496 |

Quit rent and assessment tax are separate. Ask whether a sinking fund is charged on top of the quoted rate.

Its entry price sits between Alora and Amika, and it offers both a smaller unit than Amika and a larger top layout than Alora. Alora and Amika are expected to be ready about two years earlier. Colonial Infinite has the lowest entry price but is leasehold and much smaller in scale.
