Quick answer: who is Alora Residences for?

Alora Residences suits families who want a 3- or 4-bedroom home within walking distance of an LRT station in Subang Jaya, with a pool deck and rooftop facilities, and a completion date that is closer than most new launches. It is less suited to buyers who want a large unit: most layouts are 923 to 1,042 sq ft.

My view

Alora is the first residential phase of Avenue25, Avaland's 13-acre mixed-use masterplan in USJ 25. Two things stand out. First, rail: USJ 21 LRT station on the Kelana Jaya line is about 300 m away, with a covered walkway planned. Second, room count: most units fit three or four bedrooms into 923 to 1,042 sq ft, which suits families who need bedrooms more than floor area. The building is GreenRE Gold certified and comes partially furnished, with a fitted kitchen, two air-conditioners and water heaters. Completion is expected in 2027, earlier than the other projects compared below. The trade-off is that bedrooms are compact, and Tower A has 15 units on a floor.

• Suits: families who need three or four bedrooms near the LRT; buyers who want to move in sooner rather than later.
• Think twice if: you want generous room sizes; you prefer fewer units per floor.

Who is the developer?

Alora Residences is developed by USJ Citypoint Sdn Bhd, part of Avaland, whose office is at SkyPark @ One City on Jalan USJ 25/1, close to the site. Alora is the pioneer phase of Avenue25, a 13-acre masterplan in USJ 25 planned with residential, retail and leisure components. The full Avenue25 development is expected to take an estimated 7 to 10 years.

What is near Alora Residences?

KL City Centre is about 26 km away, Port Klang about 27 km and KLIA about 38 km. The site has direct access to the LDP and ELITE highways, with KESAS, NPE and the Federal Highway nearby.

What do nearby homes actually sell and rent for?

Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

How I read it. Main Place Residence in USJ 21, about 0.2 km away, is the closest finished reference. Its 615 to 630 sq ft units, a little larger than Alora's 568 sq ft Type D, mostly ask RM 1,600 to 1,850 a month, and its 910 to 940 sq ft units, about the size of the 923 sq ft Types C, GC and H, mostly RM 2,200 to 2,450. Main Place is a finished building you can inspect today, while Alora is expected in 2027; Tropika Paradise had only three listings, so I have left it out.

Which Alora Residences layout suits you?

What I would pick. Type F at 1,042 sq ft and Type C at 923 sq ft are the two show units. For a family of five, the 4-bedroom Type A is the obvious choice, and it comes with a kitchen island and two side-by-side car park bays. Type H is the most flexible: it can be converted into a dual-key layout. Note that Type C and H bays on Levels 10 to 18 are tandem; from Level 19 up they are side by side.

What does it cost to hold each month?

The maintenance fee is RM 0.35 per sq ft a month, including the sinking fund, so:

That is the same rate as Astrum Shah Alam (before its sinking fund) and slightly below Luminar Residence at about RM 0.38. Quit rent, assessment tax and utilities come on top.

Price per square foot against its neighbours

Alora's starting price per square foot is a little below Luminar's on the Federal Highway, and it is expected about two years earlier. Bayu Timur in Seksyen 32, Shah Alam, is cheaper per square foot with larger units, but it is a low-density condominium further from rail and not expected until 2029.

Facilities

There are 26 facilities over three levels. The Level 10 podium, with about 32,518 sq ft of landscape, has the Horizon Pool (35 m by 13 m), a splash pool, Grill & Feast BBQ area, Dewdrop Pavilion, Fun Outdoor Zone, Treetop Adventure, Playtopia, callisthenics lawn, herb garden, sun lounge, a 130 m jogging path and a surau. The rooftops of Tower A (Level 43) and Tower B (Level 38) have a multipurpose hall, bonding pods, sky gym, sauna, book nook, co-working space, sky lounge and terraces. Two EV chargers are provided, and security is multi-tier with destination-control lifts.
