Colonial Infinite suits investors and small-business buyers who want a low entry price into a commercial unit in USJ 1, inside an education-led development with SEGi College Subang Jaya, and who like the flexibility of a double-height duplex. It is less suited to buyers who want a car park with the unit, or a residential title.

My view

Colonial Infinite is a small, low-rise product: 260 office suites over four levels at edumetro, HCK's integrated education, retail and lifestyle development in USJ 1. The appeal is the entry price, from RM 253,000, and the duplex units, whose ceilings reach 5.6 m on LG1 and 7.2 m on the ground floor, with a steel-frame loft already in place. The unit mix is narrow: most are compact simplex studios or duplex units without a separate bedroom. Two things to weigh: parking is rental only, with no bays sold, and the nearest LRT/BRT station is about 1.7 km away, though a shuttle runs to USJ 7, Da Men and Taipan. I would treat it as an investment or a small workspace, not as a family home.

For pure investment at the lowest price, the simplex studio is the entry point. The partition walls between units cannot be broken through, so you cannot combine units into one.

The maintenance fee is an estimated RM 0.40 per sq ft a month plus a 10% sinking fund, about RM 0.44 per sq ft in total:
