Quick answer: who is Noordinz Suites for?
Noordinz Suites suits a buyer who wants a compact, freehold unit in the middle of George Town and can live without a car park. There are two layouts, a 377 sq ft studio and a 603 sq ft dual-key 1+1, from RM 593,800, and three malls, a supermarket, clinics and schools are all within about 500 m in a straight line. It is a poor fit for families or for anyone who drives every day: no unit comes with a parking bay, nothing is larger than 603 sq ft, and the maintenance fee of RM 0.83 per square foot is high compared with the other Penang launches below. My view
In one line: Of the Penang launches compared below, Noordinz Suites is the most central and has the smallest units: just a 377 sq ft studio and a 603 sq ft dual-key unit, from RM 593,800, and no unit comes with a car park.
Living there: 1st Avenue Mall is about 370 m away in a straight line, Village Grocer about 340 m, Klinik Lee about 190 m and the Sia Boey archaeological park about 270 m, so daily life can be done on foot. But this is a dense building, with about 38 units per floor on the lower residential levels and about 24 higher up, served by 6 passenger lifts, so there may be a wait at peak hours; ask which floor your unit is on. The fee is RM 0.83 per sq ft including the sinking fund, about RM 313 a month for the studio, which is a high rate per square foot.
Who it suits, who it doesn't: It suits single owners who want a central George Town address, parents buying a base for a student, and dual-key owners who want to live in one part and let or lend the other. It does not suit anyone who drives daily: the building has 417 bays, but they are not sold with the units. Nor does it suit families, as the largest unit is 603 sq ft.
How long to hold: Completion is expected in Q3 2027, about three years earlier than the similar Keeperz Suites. As a long-term city base it can be held for the long run. The studio suits one person, not two, so if you may start a family within a few years, I'd suggest the dual-key unit instead. If you plan short stays, check the building's by-laws and the local rules first, as both can restrict it.
Check for yourself at the viewing: how residents rent or buy a bay and what it costs each month; what the partly furnished package includes; which part of the dual-key unit has the kitchen and how the two parts share the entrance; how water, electricity, quit rent and assessment are charged on a commercial title; and whether your floor has about 38 or about 24 units. Foreign buyers should also check that the unit they want meets Penang's current minimum price for foreigners.
- Suits: single owners and couples who want a central George Town address; buyers who do not drive daily; owners who want a dual-key unit with two separate parts.
- Think twice if: you need a car park, you are a family, or you want a low maintenance fee.

Who is the developer?
The developer is Exsim Noordinz Sdn Bhd, a project company of the EXSIM group. EXSIM is a private developer based on Old Klang Road in Kuala Lumpur; its completed projects include D'Tessera Residences, D'Nuri Residences in Desa Petaling, Millerz Square and The Rosewoodz. In Penang the group has several launches in our data, including The Capehauz, The Lighthauz and Keeperz Suites in Gelugor. Noordinz is the only one of those in central George Town, and with completion expected in Q3 2027 it is also the earliest.
The story behind the name
The developer draws the concept from the story of Colonel Norman Macalister, who served as lieutenant-governor when Penang was still called the Prince of Wales Island, and focuses on the woman behind him. The design is described as a modern take on oriental elements combined with European influences. The facility names follow the theme, with a "Gatsby Arrival" at ground level and lounges named after love and the sea. It is a branding story rather than a reason to buy, but it does explain the look.
What is near Noordinz Suites?
The distances below are measured in a straight line from the project's map pin.
| Category | Place | Distance (straight line) |
|---|---|---|
| Shopping | 1st Avenue Mall | about 370 m |
| Shopping | ICT Digital Mall @ Komtar | about 460 m |
| Shopping | Prangin Mall | about 460 m |
| Groceries | Village Grocer | about 340 m |
| Groceries | Barangan Tempatan Store | about 400 m |
| Schools | SRJK (C) Sum Min | about 220 m |
| Schools | SJK (C) Eng Chuan | about 490 m |
| Schools | SJK (C) Li Tek A | about 490 m |
| Healthcare | Klinik Lee | about 190 m |
| Healthcare | Klink Bersatu Georgetown | about 330 m |
| Parks | Taman Bandar Arkeologi Sia Boey | about 270 m |
| Parks | Taman Kejiranan Macallum | about 580 m |
The sales kit adds approximate distances further out. Shopping: Penang Times Square about 1.3 km, Giant at Penang Plaza about 1.8 km, Gurney Paragon Mall about 4.5 km, Gurney Plaza about 4.9 km and Lotus's at E-gate about 7 km. Colleges: International University College Malaysia about 1.2 km, Sentral Technology College about 1.5 km, MSU College about 2.1 km, The One Academy and SENTRAL College about 2.2 km, UOW Malaysia KDU Penang about 2.3 km, SEGi College about 2.9 km, Han Chiang University College about 4.5 km, DISTED College about 4.9 km and Universiti Sains Malaysia about 8.1 km. Medical: Peace Medical Centre about 1.5 km, Penang General Hospital about 3 km, Gleneagles and Loh Guan Lye about 3.1 km, Island Hospital about 3.6 km, Georgetown Specialist Hospital about 4.7 km and Lam Wah Ee Hospital about 4.8 km. Roads include the Tun Dr Lim Chong Eu Expressway, Jalan Jelutong, Jalan Sultan Azlan Shah, the Penang Bridge and the second Penang Bridge. For buses, the kit lists MyRapid Penang routes and the Penang Hop-on Hop-off buses.
How to read this. For a car-free life, this is one of the better addresses in our Penang data: a mall, a supermarket, a clinic and a park all within about 400 m in a straight line, with several colleges within about 2 to 3 km. The Sia Boey archaeological park is about 270 m away. That is also why the lack of a parking bay is easier to accept here than it would be in most of Penang.

Which layout suits you?
| Type | Size | Configuration | Who it suits (my view) |
|---|---|---|---|
| A | 377 sq ft | Studio, 1 bathroom | A single owner, or parents buying a city base for a student |
| B | 603 sq ft | Dual key, 1+1 bedrooms, 1+1 bathrooms | An owner who wants to live in one part and let or lend the other |
What I would pick. The studio is the simplest product: one room, one bathroom, about 377 sq ft. It is the lowest ticket and the lowest fee, about RM 313 a month. It suits one person, not two.
The dual-key unit is the more interesting one. A 603 sq ft unit split into two parts means each part is small, so do not expect two full apartments. What you get is flexibility: a parent can keep one side for visits and let the other, or two adult siblings can each have their own door and bathroom. Before choosing it, look closely at the plan to see which part has the kitchen and how the two parts share the entrance.
If you plan to let either type out on short stays, check the building's by-laws and the local rules before relying on that income, as both can restrict it.

What does it cost to hold each month?
The maintenance fee is RM 0.83 per square foot, including the sinking fund.
| Type | Size | Monthly maintenance fee |
|---|---|---|
| A (studio) | 377 sq ft | about RM 313 |
| B (dual key) | 603 sq ft | about RM 500 |
That is the second-highest rate in the Penang comparison below, after Keeperz Suites at RM 0.94. On top, plan for quit rent, assessment, insurance and, if you drive, the cost of a parking bay. Because the title is commercial, ask how water and electricity will be billed. If you take a loan, loan stamp duty is 0.5% of your loan. Our maintenance fee guide explains what the fee and the sinking fund pay for.
How it compares with its neighbours
| Project | From | Gross price per sq ft | Built-up | Units | Monthly fee | Car park | Completion |
|---|---|---|---|---|---|---|---|
| Noordinz Suites | RM 593,800 | about RM 1,503 to 1,600 | 377 to 603 sq ft | 603 | RM 0.83 psf | None included | Expected Q3 2027 |
| Lumina Residence Georgetown | RM 1,256,000 | estimated from RM 850 | 1,206 to 1,518 sq ft | 596 | About RM 0.35 psf | 2 to 3 | Expected 2027 |
| Keeperz Suites | RM 820,100 | about RM 1,646 to 1,803 | 484 to 581 sq ft | 493 | RM 0.94 psf | Not stated per unit | Expected 2030 |
| The Lighthauz | RM 864,500 | from about RM 1,117 | 732 to 1,001 sq ft | 671 | RM 0.46 psf | 2 per unit | Expected 2030 |
| The Capehauz | RM 859,000 | about RM 1,227 to 1,497 | 700 to 947 sq ft | 596 | Not yet in data | Type A: 1 tandem or 2 single; Types B and C: 2 single | New launch |
Lumina Residence is about 1.8 km away on Pykett Avenue. The three Gelugor projects are about 4.2 to 4.3 km away.
How I read it. The closest product match is Keeperz Suites in Gelugor, another small-unit, dual-key-style EXSIM launch. Noordinz is cheaper to enter, has a lower psf range and a lower fee, and is expected about three years earlier, but it is in the city centre rather than on the coast, and it has no car park with the unit. The Lighthauz and The Capehauz are bigger units with car parks at a higher entry price. Lumina Residence is a different product altogether, a family home at more than twice the entry price, and it shows the trade-off clearly: for the price of a central studio, you give up space and parking but gain walkability.
Facilities
Facilities are spread across four levels. At ground level are a feature driveway and drop-off with a water feature, a feature screen, a green wall, and a breakfast bar. Level 7 has a weather deck, platform lounge, quarterdeck patio, bowdeck lounge, a garden deck called the Canal of Reminiscence, a garden walk and several lounges. Level 28 has two sky lounges, a sky garden, a sky gym, a co-working lounge and a sky deck. Level 29 has an arrival lobby, an in-pool and sunken lounge bar, a kids' wading pool, a shower area, in-pool loungers, a jacuzzi and an infinity pool with a city view.
The rooftop infinity pool and the Level 28 co-working lounge are the two I would expect residents to use most: one for the view, one for anyone working from home in a 377 sq ft studio.

Buying as a foreigner
Foreign buyers can buy at Noordinz Suites, but they need approval from the state authority, and Penang sets its own minimum price for foreign purchases. With a starting price under RM 600,000, check carefully whether the unit you want meets the current Penang threshold before you pay a booking fee. Our guide to foreigner minimum prices by state explains how state rules work; confirm the current figure with your lawyer.
Pros and cons (my view)

| Expected Q3 2027 | Only two layouts, the largest 603 sq ft |
