Quick answer: who is Lumina Residence for?
Lumina Residence is for families who want a three-bedroom home in an established part of George Town rather than on new land. Every unit is three bedrooms and two bathrooms, from 1,206 to 1,518 sq ft, on a freehold, residential title, from RM 1,256,000. A primary school, a college, a specialist hospital, a hypermarket and Penang Plaza are all within about 350 m in a straight line, and completion is expected in 2027. It is not the building for a single buyer or an investor after a small unit, because there is nothing below 1,206 sq ft. For the latest price list and available units, WhatsApp +60 17-279 8932.
My view
In one line: A three-bedroom family home in an established part of George Town, freehold on a residential title, from RM 1,256,000; there are no small units and no sea view.
Living there: Daily needs are close (straight line): SJK (C) Union about 140 m, Pusat Pakar Public about 180 m, a Giant Hypermarket about 330 m and Penang Plaza about 350 m, so the school run, the weekly shop and a specialist visit can all be done without the car. There are 596 homes on about 3.3 acres, about 181 per acre, with 9 units per floor and 4 lifts in each tower. International schools, though, are a 4.5 to 10 km drive.
Who it suits, who it doesn't: It suits families with school-age children, parents who want a hospital close by, and buyers who value a residential title and a low fee (an estimated RM 0.35 per sq ft including the sinking fund, the lowest in the article's comparison table). It does not suit buyers with a budget under RM 1.25 million, or anyone who wants a one- or two-bedroom unit or a sea view. Every layout is three bedrooms with two bathrooms, so if you have teenagers or live with parents, check where the common bathroom sits.
How long to hold: This is a home to stay in for the long term, expected to be completed in 2027, earlier than Maris, which is expected in 2029. If you want more space, D1 (1,324 sq ft) adds about 118 sq ft over Type D; Types D and C are only 10 sq ft apart, so I'd suggest choosing between them by orientation and kitchen position.
Check for yourself at the viewing: Which units and floors are still available (the project is under construction, so the best positions may be gone); where the Olympic-sized pool and gym sit on the facility plan; whether your unit has 2 or 3 car parks and which bay has the EV plug point; and, since the developer has no other project in our data, who the main contractor is and what the latest construction progress is.
- Suits: families with school-age children; parents who want a hospital and a mall close by; buyers who want a residential title and a low fee.
- Think twice if: your budget is under RM 1.25 million, you want a 1 or 2-bedroom unit, or you want a waterfront setting.

Who is the developer?
The project data lists the developer as VST in a joint venture with BSG. Neither company has another project in our data, so I cannot point you to a finished building of theirs on this site. That does not make the project weaker, but it does make the usual checks more important: ask for the developer's licence and advertising permit, the name of the main contractor, and the latest construction progress before you sign. A building expected in 2027 should be visibly well advanced, and you can see that for yourself from the road.
What is near Lumina Residence?
The distances in this table are measured in a straight line from the project's map pin. Walking routes are longer.
| Category | Place | Distance (straight line) |
|---|---|---|
| Shopping | Penang Plaza | about 350 m |
| Shopping | Penang Times Square | about 1.2 km |
| Shopping | ICT Digital Mall @ Komtar | about 1.3 km |
| Groceries | Giant Hypermarket | about 330 m |
| Groceries | Better Grocer | about 670 m |
| Schools | MCKL College (Penang, Pykett Campus) | about 120 m |
| Schools | SJK (C) Union | about 140 m |
| Schools | UOW Malaysia KDU Penang University College | about 240 m |
| Healthcare | Pusat Pakar Public | about 180 m |
| Healthcare | Klinik Tropika | about 420 m |
| Parks | Irrawaddy Road Pocket Park | about 410 m |
| Parks | Taman Lalulintas | about 570 m |
The sales kit adds a wider list with approximate distances. Healthcare: Gleneagles Hospital Penang about 1 km; Island Hospital, Northern Heart Hospital and Loh Guan Lye Specialists Centre about 1.5 km each; Penang Adventist Hospital about 3 km. Food: New World Park food court about 750 m, Kimberley Street night market about 2.5 km, Gurney Drive Hawker Centre about 3 km. Shopping and markets: Chowrasta Market about 2 km, First Avenue and Pulau Tikus Wet Market about 2.5 km, Gurney Plaza and Gurney Paragon Mall about 3 km, City Junction, Precinct 10 and Island Plaza about 4.5 km, Straits Quay about 6 km. Leisure: Gurney Bay about 1.5 km, the Penang Esplanade about 3 km, Penang Botanical Garden about 5 km, Tanjung Bungah Beach about 8.5 km and Batu Ferringhi Beach about 15 km. International schools: St. Christopher's about 4.5 km, Wesley Methodist about 5.5 km, Stonyhurst and Pelita about 6.5 km, Dalat about 9 km, and Tenby and Prince of Wales Island International School about 10 km. Connections: Swettenham Pier about 3 km, Penang Bridge about 9 km and Penang International Airport about 18 km.
How to read this. This is the strongest part of the case for Lumina. A family can walk a child to SJK (C) Union, do the weekly shop at Giant and reach a specialist centre without getting in the car. Six hospitals and specialist centres sit within about 3 km. For international schools, though, plan on a 4.5 to 10 km drive.

Which Lumina layout suits you?
All six layouts are 3 bedrooms and 2 bathrooms, so the choice is about size and plan, not room count.
| Type | Size | Who it suits (my view) |
|---|---|---|
| D | 1,206 sq ft | A family of three or four that wants the lowest entry into the building |
| C | 1,216 sq ft | Same family as Type D; compare the two plans side by side |
| D1 | 1,324 sq ft | A family that wants bigger living space without the top-end price |
| B | 1,346 sq ft | A family that wants a larger master bedroom or dining area |
| B1 | 1,432 sq ft | A family with a live-in helper or frequent guests |
| A | 1,518 sq ft | The largest layout, for a family that wants the most room |
What I would pick. Types D and C are only 10 sq ft apart, so they are really one size with two plans; choose by orientation and where the kitchen and bedrooms sit. The step up to D1 (1,324 sq ft) adds about 118 sq ft, which in a three-bedroom home usually goes into a bigger living and dining area. If you need the most space, Type A at 1,518 sq ft is about 312 sq ft more than Type D for the same bedroom count.
One thing to note across every type: two bathrooms for three bedrooms. That is common at this size, but if you have teenagers or live with parents, check where the common bathroom sits relative to the two smaller bedrooms.

What does it cost to hold each month?
The estimated maintenance fee is RM 0.35 per square foot, including the sinking fund.
| Type | Size | Monthly maintenance fee |
|---|---|---|
| D | 1,206 sq ft | about RM 422 |
| C | 1,216 sq ft | about RM 426 |
| D1 | 1,324 sq ft | about RM 463 |
| B | 1,346 sq ft | about RM 471 |
| B1 | 1,432 sq ft | about RM 501 |
| A | 1,518 sq ft | about RM 531 |
This is an estimate before handover, and fees can be revised once the management body takes over. Add quit rent, assessment and insurance. If you finance the purchase, loan stamp duty is 0.5% of your loan. For one bay per unit, the plug point can take an EV charger, with electricity charged as management decides, so ask how that will be billed.
How it compares with its neighbours
| Project | From | Built-up | Bedrooms | Units | Monthly fee | Title | Completion |
|---|---|---|---|---|---|---|---|
| Lumina Residence | RM 1,256,000 | 1,206 to 1,518 sq ft | 3 | 596 | About RM 0.35 psf incl. sinking fund | Residential | Expected 2027 |
| Noordinz Suites | RM 593,800 | 377 to 603 sq ft | Studio to 1+1 | 603 | RM 0.83 psf incl. sinking fund | Commercial under HDA | Expected Q3 2027 |
| Avéa | RM 751,300 | 678 to 1,076 sq ft | 1+1 study to 3 | 1,080 | RM 0.45 psf | Commercial under HDA | Estimated May 2030 |
| Maris | RM 970,000 | 979 to 1,356 sq ft | 2 to 3 | 516 | About RM 0.45 psf incl. sinking fund | Commercial under HDA | Expected 2029 |
| The Lume | RM 2,250,000 | 1,722 to 2,874 sq ft | 3 to 4 | 261 | RM 0.45 psf incl. 10% sinking fund | Residential / strata | Expected 2029 |
Noordinz Suites is about 1.8 km away in central George Town. Avéa and Maris are about 2.3 to 2.4 km away on Andaman Island, and The Lume about 3 km.
How I read it. For a family wanting three bedrooms on Penang Island, the real comparison is Lumina against Maris and The Lume. Maris's three-bedroom units (1,177 to 1,356 sq ft) overlap with Lumina's sizes and its entry price is lower, but it is on a commercial title, has a higher fee and is expected two years later. The Lume is bigger and on a residential title, but it starts at RM 2.25 million. Lumina is the only one of the group with a residential title, the lowest fee and a 2027 completion, in an established neighbourhood. What it does not offer is the island's marina and sea views. Noordinz Suites is close by, but it is a studio and dual-key product for a different buyer.
Facilities
Facilities are spread over two levels. The sales kit names the Swing of Cocoan, an outdoor lounge, a chess corner, a cozy courtyard, skyline seating, a study room, a function room, the Eden Terrace, a galleria lounge, a reading corner, a games room and a garden lounge. The developer's description also mentions an Olympic-sized pool and a gymnasium; ask to see where they sit on the facility plan, as they are not named in the facility list itself.
The study room and reading corner are useful touches for a family building, giving children a quiet place to do homework outside the flat.

Buying as a foreigner
Foreign buyers can buy at Lumina Residence, but they need approval from the state authority, and Penang sets its own minimum price for foreign purchases. Check the current threshold against the unit you want before booking. Our guide to foreigner minimum prices by state is a starting point; confirm the current figure with your lawyer.
Pros and cons (my view)
| Pros | Cons |
|---|---|
| Freehold, residential title | Entry from RM 1,256,000; nothing below 1,206 sq ft |
| School, hospital, hypermarket and mall within about 350 m (straight line) | Every layout is 3 bedrooms with only 2 bathrooms |
| About 181 homes per acre; 9 units per floor | No sea-view setting; this is a city home |
| Lowest fee in the comparison, about RM 0.35 psf | Developer has no other project in our data |
| Expected 2027 | Best stacks may already be sold |
