Quick verdict: who should buy Branniganz?
My view. Branniganz is the smallest entry ticket into the KL city centre that I have on my list, at RM 803,500 gross, and you should understand exactly what that buys. This is a two-wing building: 490 office suites in Wing A and only 269 serviced suites in Wing B, so the residential part is a minority of the development. The smallest layout is 344 sq ft. At that size you are buying a city base or a letting asset, not a home you grow into. The maintenance charge is RM 1.21 psf with a developer subsidy of RM 0.40 psf for two years, which means your cost steps up in year three. I would ask two questions before anything else: which wing is the unit in, and what car park allocation comes with it, because the data I have does not list an allocated bay.

On Lorong Yap Kwan Seng in Bukit Kewangan, inside the KL city centre. This is the same pocket as EXSIM's Phoeniz Suites, a short drive from KLCC, Suria KLCC and Pavilion Kuala Lumpur, and within the CBD and Golden Triangle. The AKLEH highway serves the area, and the nearest rail options are the Dang Wangi and Ampang Park stations depending on which side of Jalan Ampang you walk to. Ask the sales team for the measured walking distance from this site, as it makes a real difference at this unit size.

The comparison I would actually put to a buyer is against Centrix: for about RM 100,000 more, Centrix gives a 571 sq ft minimum instead of 344, a monthly charge of RM 0.44 instead of RM 1.21, and an LRT station under the building. If your budget genuinely stops at RM 800,000, Branniganz is the city-centre option; if it can stretch, look at Centrix first.

What I would pick. Type D at 678 sq ft is the only layout here I would buy to live in, because it is the only one with two bedrooms and two bathrooms, and in a building made mostly of small suites the scarce type is usually the one that holds its value best. Among the one-bedrooms, C1 at 511 sq ft is where a unit starts to feel like an apartment rather than a room; below that, Types A and B are better understood as compact letting stock. Whichever you choose, confirm in writing whether the unit sits in the office-suite wing or the serviced-suite wing, because that affects how the building is used day to day.
Facilities
The developer has not published a full facilities schedule in the data I have, so I will not list one here rather than guess. EXSIM's nearby tower stacks its facilities on the upper floors, with a sky pool and sky gym near the top and the management, concierge and service floors lower down. Ask the sales gallery for the equivalent plan for Branniganz, and in particular which wing has access to what.
