Quick verdict: who should buy Phoeniz Suites?
My view. Phoeniz Suites is a small freehold tower on a small plot: 394 suites on 0.56 acres, 53 storeys tall, in the Golden Triangle with KLCC and Pavilion both a short drive away. Freehold in the city centre at just over RM 1 million is the headline, and for a foreign buyer who needs to clear the RM 1 million threshold in Kuala Lumpur, the entry unit does exactly that with nothing wasted. Two numbers deserve your attention before you sign. The maintenance charge is RM 1.21 psf, which is high, and the developer's subsidy covers only part of it for two years. And the construction period is 60 months from the licence date, so this is the longest wait of any project in this comparison.

What I would pick. The dual-key B2 at 678 sq ft is the layout that earns its price here. Two lockable sides with two bathrooms in a 678 sq ft footprint is efficient use of a small plot: live in one side and use the other as a study or a guest room, or keep the two entirely separate. Type A at 484 sq ft with a study alcove is the entry unit and the one that clears the foreign-buyer threshold most cheaply. The units are delivered furnished to the developer's current specification, so ask for that specification in writing and check what is actually included.
Facilities
Given the plot size, the facilities are stacked rather than spread out. Level 51 has the sky gym and a sky music lounge. Level 52 has the sky pool, pool deck and a garden lounge. Lower down: a concierge and reception lobby with a meeting room and a taska or nursing room on Level 3A, and the management office, surau, laundry and a hawker space on Level 5. Level 1 holds the parcel room, mailroom and motorcycle parking, and the car park is mechanical. Security is 24-hour with an access card system and CCTV.
