What you buy at Erat is a home designed to be lived in for decades. Only 269 units sit on about 4.5 acres, about 60 per acre, and the whole building follows universal design: ramps instead of floor drops at the unit entrance, yard and toilets, 900 mm clear doorways, room for a wheelchair to turn, lever door handles and lifts with braille and voice announcements. Some units are on the same floors as the car park. The location works for daily life: Eaton International School is next door and LakePoint and the Alam Impian lake park are within about 400 to 550 m. The trade-offs are timing and transport: completion is expected in July 2028, the units are handed over bare, and this is a drive-everywhere address.

What I would pick. For a family with grandparents living in, Type B: four bedrooms in about 1,216 sq ft is efficient, though it shares 2 bathrooms between them. For a couple or a family of three or four, Type A is the sensible entry at RM 666,000. Both are designed with a wheelchair turning radius and ramps, and each comes with 2 to 3 car park bays.

Bayu Timur is about 4.6 km away and Astrum about 5 km away in Shah Alam; Casa D'Arcadia is the landed enclave about 1 km away in Alam Impian. Facilities
Inside the tower: residents' lounge, communal kitchen, library and reading room, children's playroom, activity room and activity space, parcel and mail room, and an OKU toilet. Outside: swimming pool with sun loungers and gazebo, raised for safety, wading pool, gymnasium, sports hall, outdoor court, fenced playground, picnic and BBQ area, surau, communal garden and a 320 m walking track around the block. Parking is in a multi-storey car park building with wider ramps.
