Quick answer: who is M Grand Minori for?
M Grand Minori suits buyers who want the cheapest way into a freehold tower in central Johor Bahru: a 403 sq ft studio starts at RM 300,000, and the neighbourhood around Taman Pelangi already has shops, clinics and schools within a few hundred metres. It is also one of the few small-unit projects here with a three-bedroom option and two car parks. It is less suited to anyone who needs to move in soon, since completion is targeted for Q3 2030, or who wants to walk to the RTS Link, which is about 1.9 km away in a straight line. My view
In one line: A way into a freehold unit in Johor Bahru's established Taman Pelangi from RM 300,000, mostly studios and one-bedrooms; the cost is a Q3 2030 completion target and a large community of 1,733 homes.
Living there: Mini-markets and clinics are about 100 m away in a straight line, SMK Taman Pelangi about 360 m and Pelangi Leisure Mall about 470 m, so daily life is already in place rather than waiting for a new township to fill in. Crossing to Singapore means a short drive: Bukit Chagar RTS Link station is about 1.9 km away and JB Sentral about 2.1 km, with a developer shuttle. There are 18 to 19 units per floor and 7 passenger lifts plus 1 service lift per block, so there may be lift waits at peak hours; I'd suggest asking about this on site.
Who it suits, who it doesn't: It suits single first-time buyers who want a studio or one-bedroom in the city at a low entry price, and couples who want a 630 sq ft 1 + 1 corner unit. Small families have one choice: the 835 sq ft three-bedroom Type E with 2 car parks. It does not suit anyone who needs to move in before 2030, wants to walk to the RTS Link, or prefers a small building.
How long to hold: Keys are not due until 2030, so it fits buyers who are not in a hurry and plan to hold for the long term. For a single owner-occupier, I'd suggest the 496 sq ft Type B: about 93 sq ft more than Type A buys a door between the bedroom and living room; if you work from home, the 403 sq ft studio may feel tight.
Check for yourself at the viewing: The RM 0.40 per sq ft fee excludes the sinking fund, so ask for the total with it added (about RM 161 a month on 403 sq ft, worked out as RM 0.40 × 403 sq ft, before the sinking fund); how often the shuttle runs and whether it is free; the window size and orientation of the unit you pick; and, if you want Type E, how many there are per floor.
- Suits: first-time buyers who want a freehold studio or one-bedroom in the city at a low entry price; couples who want a 1 + 1 corner unit; small families who want a three-bedroom with two car parks.
- Think twice if: you need the home before 2030, you want to walk to the RTS Link, or you prefer a small building.

Who is the developer?
M Grand Minori is a Mah Sing Group project, developed through Dsara Sentral Sdn Bhd. Mah Sing is also building M Minori in Kempas, about 11 km to the north, with a similar name and a Japanese theme. They are quite different buys: M Minori is a suburban project with completion expected in Q4 2027 and no studios, while M Grand Minori is a city-fringe project with smaller units and a longer wait. Our M Minori review covers that one.
The developer states that the project is designed for GreenRE certification and includes EV charging, retail space on site, an express ramp to the car park, concierge support, parcel management and a shuttle service to the CIQ and the RTS station.
What is near M Grand Minori?
Distances are straight-line distances from the project site; the actual walk or drive is longer.
| Category | Place | Distance (straight line) |
|---|---|---|
| Transport | Bukit Chagar (RTS Link station) | about 1.9 km |
| Transport | JB Sentral Bus Terminal | about 2.0 km |
| Transport | Johor Bahru Sentral (railway station and checkpoint) | about 2.1 km |
| Shopping | Pelangi Leisure Mall | about 470 m |
| Shopping | Plaza Pelangi | about 900 m |
| Shopping | KSL City Mall | about 1.4 km |
| Groceries | Pasar Mini Lollipop | about 100 m |
| Groceries | Pasar Mini De Luxe Circle Fresh Mart | about 210 m |
| Schools | Sekolah Agama Taman Pelangi | about 110 m |
| Schools | SMK Taman Pelangi | about 360 m |
| Schools | Pusat Tuisyen Redang Bestari | about 370 m |
| Healthcare | Klinik Chen | about 100 m |
| Healthcare | Klinik Pakar Mata Tan Eye Surgery & Laser | about 110 m |
| Parks | Serene Park Community Park | about 930 m |
| Parks | Taman Istana Besar | about 3.0 km |
The project's list of nearby places also names RNF Mall, Johor Bahru City Square and The Mall, Mid Valley Southkey for shopping; Columbia Asia Hospital, KPJ Johor Specialist Hospital and Hospital Sultanah Aminah for healthcare; Foon Yew High School and Paragon Private & International School for education; Tiara Sport World and Ponderosa Golf & Country Resort for recreation; Larkin Sentral bus terminal; and the Eastern Dispersal Link and Jalan Tebrau for driving. Balai Polis Taman Pelangi, the local police station, is also close by.
How I read the location. For daily errands this is one of the strongest addresses in the Johor Bahru data: a mini-market and a clinic at about 100 m and a secondary school at about 360 m. For crossing into Singapore, it is a short drive rather than a walk. Bukit Chagar is about 1.9 km away in a straight line and JB Sentral about 2.1 km, and the developer's shuttle to the CIQ and RTS is meant to fill that gap. Ask how often the shuttle runs and whether it is free, because that will decide whether you need a car at all.

Which M Grand Minori layout suits you?
| Type | Size | Configuration | Car parks | Who it suits (my view) |
|---|---|---|---|---|
| A | 403 sq ft | Studio, 1 bathroom | 1 | A single buyer who wants the lowest entry price |
| B | 496 sq ft | 1 bedroom, 1 bathroom | 1 | A single buyer who wants a separate bedroom |
| C (dual key) | 624 sq ft | 1 bedroom, 2 bathrooms | 1 | A buyer who wants to split the home into two parts |
| D / D1 (corner) | 630 sq ft | 1 + 1 bedrooms, 1 bathroom | 1 | A couple who want a study and a corner position |
| E | 835 sq ft | 3 bedrooms, 2 bathrooms | 2 | A small family |
What I would pick. Type A is the cheapest way in. A 403 sq ft studio works for one person who is out most of the day; it gets tight quickly if you work from home.
Type B adds a door between the bed and the living room for about 93 sq ft more. For most single buyers who plan to live there, I think that separation is worth paying for.
Type C is the most unusual layout. At 624 sq ft it is a dual-key unit with one bedroom and two bathrooms. Ask for the plan and look at how the two parts are divided, because dual-key units only work well if both parts are usable on their own.
Types D and D1 are 630 sq ft corner units with 1 + 1 bedrooms. Corner units often have windows on two sides, which suits the light-focused design. These are the layouts I would point a couple towards.
Type E at 835 sq ft is the only three-bedroom and the only layout with two car parks. If you are a family, this is your only choice in the building; ask early how many Type E units there are per floor.

What does it cost to hold each month?
The maintenance fee is RM 0.40 per sq ft a month, excluding the sinking fund:
| Type | Size | Maintenance fee per month (before sinking fund) |
|---|---|---|
| A | 403 sq ft | About RM 161 |
| B | 496 sq ft | About RM 198 |
| C | 624 sq ft | About RM 250 |
| D / D1 | 630 sq ft | About RM 252 |
| E | 835 sq ft | About RM 334 |
The sinking fund comes on top, so ask the sales team for the total. Quit rent and assessment tax are also extra. When you compare with other projects, check whether their figure includes the sinking fund: The Asteriaz's RM 0.51 psf and Princess Cove RNF Phase 3's RM 0.42 psf include it, while M Grand Minori's RM 0.40 psf does not. Our guide to maintenance fees and sinking funds explains the difference.
If you take a housing loan, the loan agreement carries stamp duty of 0.5% of your loan; on a generic RM 300,000 loan that is RM 1,500. The stamp duty guide covers the transfer side.
Price per square foot against its neighbours
Price per square foot below is the starting price divided by the smallest unit, except for M Grand Minori, where the developer's range is shown.
| Project | Distance | From | Price per sq ft | Built-up | Units | Tenure | Completion |
|---|---|---|---|---|---|---|---|
| M Grand Minori | – | RM 300,000 | about RM 750 to 870 | 403 to 835 sq ft | 1,733 | Freehold | Targeted Q3 2030 |
| Arden Serviced Residence | about 1.3 km | RM 1,078,000 | about RM 1,353 | 797 to 1,700 sq ft | 618 | Freehold | Expected 2029 |
| GEN RISE | about 2.0 km | RM 563,000 | about RM 1,108 to 1,346 | 497 to 1,930 sq ft | 732 | Freehold | Expected 2028 |
| Brixton, Causewayz Square | about 2.0 km | RM 691,000 | about RM 1,458 | 474 to 850 sq ft | 1,257 | Freehold | Expected 2030 |
| Princess Cove RNF Phase 3 | about 2.1 km | RM 430,000 | about RM 1,369 | 314 to 1,556 sq ft | 4,385 | Freehold | Expected 2027 |
| The Asteriaz | about 2.1 km | RM 474,900 | from about RM 841 | 560 to 915 sq ft | 848 | Leasehold | Listed around 2029 |
How I read it. M Grand Minori has both the lowest ringgit entry and the lowest price per square foot in this table. The projects that cost more per square foot are mostly closer to JB Sentral and the RTS Link, and that is what the extra money buys: GEN RISE, Princess Cove and Causewayz Square all sit within about 200 m of each other, with GEN RISE about 490 m in a straight line from Johor Bahru Sentral, while M Grand Minori is about 2.1 km from it. The Asteriaz is the closest match on price per square foot but is leasehold. Its targeted completion in Q3 2030 is in the same year as Causewayz Square and later than the rest. These are launch prices, not recorded sales, and none of the buildings in the table is finished yet.
Facilities
The main facility area is a 1.9-acre sky deck on Level 12, which the developer says holds more than 40 facilities. Around the water there is a 35 m lap pool, a jacuzzi, a wading pool, a kids' aqua play area, a raised pool deck, floating pool cabanas and an outdoor shower. The gardens include a linear garden, a Zen garden, a rock garden, an edible garden, a serene garden, a family lawn, a meditation lawn, a hammock swing and a calming path. For exercise there is a gymnasium, a badminton court, a pickleball court, a half basketball court, an outdoor fitness station, an exercise lawn, a reflexology path, a yoga and meditation deck and a yoga and dance studio. Indoors there is a library and co-working space, an outdoor co-working space, a kids' play room, an indoor lounge with a gourmet kitchen, a karaoke and movie room, a games room and a sauna. There is also a BBQ terrace, a dining deck, chilling and resting lounges, a children's playground, a surau and the management office.

Buying as a foreigner or from overseas
Foreigners can buy in Johor, but each purchase needs approval from the state authority, and the state sets its own minimum purchase price for foreign buyers.
