Causewayz Square JB Review: Axis, Brixton or Dover?

Causewayz Square review: three freehold towers by the JB Causeway, Axis from RM 580,300, Brixton from RM 691,000, Dover from RM 727,500. Which one fits you?

Causewayz Square JB Review: Axis, Brixton or Dover?

Quick answer: which Causewayz Square block is for whom?

Causewayz Square is one development sold as three blocks, so the real decision is which block, not whether. Axis is for a single owner or a couple who want the smallest ticket and the most flexible unit: a 366 sq ft studio or a 592 sq ft dual-key unit that splits into two keys. Brixton and Dover both carry the same one-to-three-bedroom range from 474 to 850 sq ft. Brixton is the cheaper entry of the two, from RM 691,000 against RM 727,500 at Dover, with a smaller block of 1,257 homes. Dover is the largest block, at 1,527 homes. All three are freehold, share one 7.75-acre site, the same RM 0.36 psf fee and an expected 2030 completion, with JB Sentral about 460 m away in a straight line. For the latest price list and available units, WhatsApp +60 17-279 8932.

My view

In one line: What you buy here is the location: JB Sentral is about 460 m away in a straight line, and the developer states there is an approved link bridge of about 600 m to the CIQ; the trade-offs are a gross price per sq ft above every other nearby launch in the table below, high density and compact units.

Living there: Jaya Grocer is about 280 m away in a straight line and Johor Bahru City Square about 540 m, so daily life works without a car. 3,692 homes on 7.75 acres is about 476 homes per acre, so lifts and facilities may be crowded at peak times; I'd suggest checking on site. The nearest park is about 1.1 km away, and the schools the developer lists are 1.8 km or further. The fee is RM 0.36 psf including the sinking fund: about RM 132 a month for the Axis studio and about RM 306 for an 850 sq ft three-bedroom.

Who it suits, who it doesn't: It suits daily or weekly Causeway commuters. A single buyer can look at the 366 sq ft Axis studio or the 592 sq ft Type B dual key; a couple at the 667 sq ft Type D in Brixton or Dover; a household with two cars or children at Types E or F, which add a second car park. It does not suit someone who needs more than 850 sq ft, wants a low-density building or is mainly comparing price per sq ft. If you would happily drive to the checkpoint, the same money buys more space elsewhere in JB.

How long to hold: Completion is expected in 2030, about four years away. I would only hold it long term if the location is doing real work for you every week; if your job stops taking you across the Causeway in a few years, most of the advantage goes with it.

Check for yourself at the viewing: compare Brixton and Dover price lists for the same layout on the same floor range; ask how many homes share your floor (see the block comparison below); for E1 and E2, F1 and F2, how much indoor space the balcony takes; which parts of a dual-key unit are shared and what the building rules say about short stays; how utilities and assessment are billed on a commercial title; and which facility levels your block can use.

  • Suits: daily or weekly Causeway commuters; buyers who want freehold in the JB core; small households who value walking distance over floor area.
  • Think twice if: you need more than 850 sq ft, want a low-density building, or are mainly shopping on price per square foot.

Three things stand out. First, Axis is a different product: no bedroom count above two keys, and the cheapest door into the site. Second, Brixton and Dover sell the same seven layouts, so the choice between them comes down to price list, floor and stack, and how crowded each floor plate feels. Brixton's Tower B1 has 12 homes on a typical floor, the quietest corridor in the development; Dover's Tower D1 has 18. Third, the gross price per square foot does not follow the starting price neatly, because the starting price is set by the smallest unit while the per-square-foot figure depends on which unit is used. Compare the same layout on the same floor range when you get the price lists.

Causewayz Square

Who is the developer?

The selling company is EXSIM Lumba Kuda Sdn Bhd, a member of the EXSIM Group. EXSIM has 19 projects in our database, most of them new launches, and Causewayz Square is its play in the JB core: small units, a large unit count and a pitch built on location.

What is near Causewayz Square?

All three blocks sit on the same site, so the distances below apply to Axis, Brixton and Dover alike. They are measured in a straight line from the site pin, so walking routes will be longer.

The developer also points to the approved link bridge to the CIQ complex (about 600 m, by its estimate), R&F Mall, Foon Yew High School, Cornerstone International School, KPJ Johor Specialist Hospital and Sultanah Aminah Hospital further out.

How I read it. Everything a weekday needs sits inside about a kilometre: a supermarket, a mall, a clinic, the rail and bus terminal. That is rare for a new launch anywhere in Malaysia. What is thin is green space, with the nearest park about 1.1 km away, so the 123,000 sq ft of facilities on site will be doing the job of a garden for most residents. Families with school-age children should note that the schools the developer lists are 1.8 km and further.

Which layout suits you?

Axis: studio or dual key

TypeSizeConfigurationCar parkMonthly fee (RM 0.36 psf)Who it suits (my view)
A366 sq ftStudio, 1 bathroom1About RM 132A single commuter who wants the lowest entry to the site
B (dual key)592 sq ft2 rooms, 2 bathrooms, two keys1About RM 213An owner who wants to live in one key and keep the other flexible, or two adults who want privacy

The Axis studio is the entry ticket to Causewayz Square, but at 366 sq ft it is a genuinely small home: plan on a sofa bed and wall storage rather than a separate bedroom. The Type B dual-key is the more interesting unit. Two keys means two doors off one shared entrance, so a working adult can share with a sibling or parent while each keeps a lockable space, and the developer's management arrangement with Mana Mana Hospitality is pitched at owners who want that flexibility. Ask exactly which parts are shared, and how the building rules treat short stays, before you plan around the second key.

Brixton and Dover: one to three bedrooms

Both blocks list the same layouts.

TypeSizeConfigurationCar parksMonthly fee (RM 0.36 psf)Who it suits (my view)
C474 sq ft1 bedroom, 1 bathroom1About RM 171A single owner or couple who want a real bedroom door
D1 / D2667 sq ft2 bedrooms, 2 bathrooms1About RM 240A couple who need a study or guest room
E1 (balcony) / E2 (no balcony)850 sq ft3 bedrooms, 2 bathrooms2About RM 306A small family, or a household with two cars
F1 (dual key, balcony) / F2 (dual key, no balcony)850 sq ft3 bedrooms, 2 bathrooms, two keys2About RM 306Parents with an adult child, or an owner who wants one key separate

What I would pick. In Brixton or Dover, Type D at 667 sq ft is the sweet spot for a couple: two proper bedrooms and two bathrooms, without stepping up to the 850 sq ft price. If you have two cars or a child, the jump to Type E or F is worth it for the second car park alone, since city-centre parking is the thing you cannot add later. Between E1 and E2, and F1 and F2, the only listed difference is the balcony; ask whether the non-balcony version gains that area inside, because on the same 850 sq ft, a balcony means less indoor floor area. In Axis, I would choose Type B over Type A unless the budget is fixed at the lowest price.

What does it cost to hold each month?

All three blocks charge RM 0.36 per sq ft a month with the sinking fund included, so the fee is purely a function of size; the layout tables above show the monthly figure for each type. On a 1,000 sq ft basis that is about RM 360 a month. Quit rent and assessment tax are billed on top. Because the title is commercial, ask how utilities and the assessment will be billed before you set a monthly budget. Our guide to the maintenance fee and sinking fund explains how the two parts are used.

All of these are freehold on commercial titles under the Housing Development Act, so tenure does not separate them. On price per square foot, Causewayz Square starts above Gen Rise and Gen Sphere, its two closest neighbours, and well above Princess Cove Phase 3 and M Grand Minori. Its advantages are the walking distance to JB Sentral and the planned link bridge, and the choice of three blocks in one address. Its disadvantage is that it is the most expensive per square foot of the group, with no home above 850 sq ft. If you are deciding purely on space for money, Gen Rise goes up to 1,930 sq ft and Princess Cove Phase 3 has a much wider size range.

Facilities

The developer states about 123,000 sq ft of lifestyle facilities with more than 35 amenities, alongside about 90,000 sq ft of integrated retail. With all three blocks sharing one site, ask the sales team which facility decks each block can use and whether any are block-only, as that affects how crowded the pool and gym will feel at peak hours.

Buying notes for Causewayz Square

  • Foreign buyers. Foreigners need approval from the state authority, and Johor sets its own minimum purchase price for foreign buyers. Check the current Johor figure against your exact unit before you book; our state-by-state guide explains how these thresholds work.
  • Stamp duty. The loan agreement carries stamp duty of 0.5% of your loan. The transfer duty is tiered; see the stamp duty guide.
  • Completion. Plan your financing for the construction period of about four years.
  • Usage. The developer pitches flexible usage with professional management. Read the deed of mutual covenant and house rules before relying on any particular use.

What is the difference between Axis, Brixton and Dover?

Axis is the small-unit block, with a 366 sq ft studio and a 592 sq ft dual-key unit. Brixton and Dover share the same seven layouts from 474 to 850 sq ft, one to three bedrooms, and differ mainly in price, size of block and floor plate.

What is the starting price at Causewayz Square?

Axis from RM 580,300 (up to RM 954,500), Brixton from RM 691,000 (up to RM 1,237,000) and Dover from RM 727,500 (up to RM 1,259,000). Ask for the current price list, as it moves with each release.

How many units are there in total?

3,692 homes across the three blocks, with 908 in Axis, 1,257 in Brixton and 1,527 in Dover, on a 7.75-acre site.

Is Causewayz Square freehold?

Yes, freehold, on a commercial title under the Housing Development Act. The developer is EXSIM Lumba Kuda Sdn Bhd, part of the EXSIM Group.

When will Causewayz Square be completed?

Completion is expected in 2030. Axis and Brixton are on a 60-month construction period from the advertising permit date, and Dover lists an expected completion of December 2030.

What is the maintenance fee?

RM 0.36 per sq ft a month, including the sinking fund, for all three blocks. That is about RM 132 a month for the Axis studio and about RM 306 for an 850 sq ft three-bedroom.

How many car parks come with each unit?

Every Axis unit comes with one car park. In Brixton and Dover, Types C and D come with one and Types E and F with two.

Can foreigners buy at Causewayz Square?

Foreigners can buy in Malaysia with approval from the state authority, and Johor sets its own minimum purchase price for foreign buyers. Check the current Johor threshold against the exact unit before you book.

Is Causewayz Square worth buying?

It suits buyers who want a freehold home a short walk from JB Sentral and the future RTS Link station, with a choice of small units in Axis or family layouts in Brixton and Dover. Think twice if you want low density or the lowest price per square foot in JB, as 3,692 homes share 7.75 acres and the gross price per square foot sits at the top of the nearby launches in this comparison.
