Dwi Aurora Review: From RM 631,000 — Worth Buying?

Dwi Aurora review: 439 homes by Asiapac in PJS, Petaling Jaya, 900 to 1,284 sq ft, 2 to 3 bedrooms, from RM 631,000, expected 2030. Who it suits.

Dwi Aurora Review: From RM 631,000 — Worth Buying?

Quick answer: who is Dwi Aurora for?

Dwi Aurora is for families who want a mid-sized new home, 900 to 1,284 sq ft with 2 to 3 bedrooms, in a lived-in part of PJS where a primary school, two secondary schools, two clinics and a hypermarket are all within about 310 m in a straight line. Prices start at RM 631K. It is less suited to buyers who want to move in soon, because completion is expected in 2030, or who want a mall on their doorstep; the nearest, Bloomsvale Shopping Gallery, is about 2.6 km away in a straight line. My view

In one line: The case here is that schools and daily needs are close, from RM 631,000 for 900 to 1,284 sq ft; it does not suit someone who wants to move in soon, as completion is expected in 2030.

Living there: SK Taman Dato' Harun (Satu) is about 200 m away in a straight line, two secondary schools about 300 m, Klinik Aishah and Klinik Siti about 120 to 130 m and Matahari Hypermarket about 220 m, so school runs and daily shopping stay short. With schools this close, nearby roads may be jammed at drop-off and pick-up; I'd suggest visiting at those times. Kampung Dato Harun station is about 930 m away, and the nearest mall, Bloomsvale, about 2.6 km, so outings mean the car. The fee is RM 0.38 psf: about RM 342 a month for 900 sq ft and about RM 488 for 1,284 sq ft.

Who it suits, who it doesn't: It suits a family with school-age children that wants 900 sq ft or more in PJS. With 439 homes over four blocks, the density is modest for a high-rise. It does not suit someone who needs to move in within the next few years, wants a mall within walking distance or cannot stand school-hour traffic.

How long to hold: With completion expected in 2030, I would buy it as a long-term home. If the children attend the nearby schools, you may stay for a good number of years. Compare it with Veridian, also PJS and also leasehold: Dwi Aurora starts RM 30,000 lower and has far fewer units (439 against 1,167), but finishes a year later and charges a slightly higher fee rate.

Check for yourself at the viewing: the data does not give a reliable breakdown of the five layout types, so get every floor plan before comparing prices; which layouts come with a second car park; whether the RM 0.38 fee includes the sinking fund; and the traffic around the site at school hours.

  • Suits: families with school-age children; buyers who want 900 sq ft or more in PJS; owners willing to wait for a 2030 completion.
  • Think twice if: you need to move in within the next few years, you want a mall within walking distance, or school-hour traffic bothers you.

The pattern is clear: daily needs are close, bigger outings need the car. Kampung Dato Harun station is just under 1 km away, close enough to walk on a cool morning but most residents will drive or get dropped off. Jaya Shopping Centre in the older part of PJ is about 3.4 km away, and Taylor's Lakeside Campus with Syopz Mall about 2.9 km, which may interest parents of older children. Parks are thin on the ground within 1 km, so check the project's own facility deck when you get the brochure.

Which size suits you?

Dwi Aurora lists five layout types between 900 and 1,284 sq ft, with 2 or 3 bedrooms. The per-type sizes and room counts in the data are not reliable enough to publish, so this review does not split them out. As a rule of thumb, the units near the 900 sq ft end suit a couple or a family with one child, and those towards 1,284 sq ft suit a family of four who want a larger living area or a study corner. Ask for every floor plan and check which types come with a second car park.

What does it cost to hold each month?

The maintenance fee rate from the facts table works out as follows:

SizeMaintenance fee per month
900 sq ft (smallest)About RM 342
1,000 sq ftAbout RM 380
1,284 sq ft (largest)About RM 488

The data does not say whether this rate includes the sinking fund; confirm it on the price list. Quit rent, assessment tax and utilities are on top.

Dwi Aurora and Veridian are the closest match: both PJS, both leasehold, both with built-ups starting around 900 sq ft. As noted above, Dwi Aurora is cheaper to enter and much smaller, but finishes later. Helix 2 is already completed and much cheaper to enter, but its smaller units are a different product. If you want a freehold title at a lower price, Riverville Residences 2 is worth a look, with sizes capped at 915 sq ft.
