Quick answer: who is Gen Sphere for?
Gen Sphere suits buyers who want a compact freehold home in the middle of Johor Bahru, with JB Sentral and City Square both about 430 m away in a straight line and the upcoming Bukit Chagar RTS Link station within about 900 m. Units are small, from 459 to 755 sq ft, and every one can be laid out as a dual-key. It is less suited to families who want a large home, and to buyers who need a car park with every unit. My view
In one line: You are buying location, not space: JB Sentral is about 430 m away in a straight line, but units are only 459 to 755 sq ft at RM 1,250 to RM 1,392 per sq ft.
Living there: Jaya Grocer is about 250 m away in a straight line and City Square about 430 m, so daily life does not depend on a car. Bukit Chagar RTS Link station is about 880 m, and the real walk is longer. One tower holds 996 units, with 25 to 28 per floor and 8 lifts, so there may be waits at peak hours; ask how the lifts are allocated. The parks in the data are all more than 1.3 km away.
Who it suits, who it doesn't: It suits singles or couples working in the city centre who want an easy-to-keep freehold unit; since every unit can be dual-key, it also suits someone who wants a grown child or a parent to have their own entrance. It does not suit buyers who need a roomy family home: the 3-bedroom types are only 652 and 755 sq ft. It also does not suit anyone buying Type A who needs a car park, because Type A on the 12th to 30th floors has none.
How long to hold: I would treat it as a city-centre unit for some years rather than a lifelong home. For a single owner I'd suggest Type B at 551 sq ft first: about 90 sq ft more than Type A, a proper study corner, and a car park. Completion is expected in 2029, so you wait out the 54-month contract period after signing.
Check for yourself at the viewing: whether the maintenance fee is fixed and whether the sinking fund is extra; whether your chosen unit has a car park; the progress of the proposed connection to the link bridge to JB Sentral; and the real room sizes in the 3-bedroom types, since Type C is about 100 sq ft smaller than Type D.
- Suits: buyers who want to live in central JB without a car being essential; people who want a small, low-upkeep freehold home near JB Sentral.
- Think twice if: you want a roomy family home, need a car park with a Type A unit, or want the monthly fee fixed before booking.

Which Gen Sphere layout suits you?
| Type | Size | Configuration | Who it suits (my view) |
|---|---|---|---|
| A / A1 | 459 sq ft | 1 bedroom, 2 bathrooms | A single owner who works in the city centre |
| B / B1 | 551 sq ft | 1 bedroom plus study, 2 bathrooms | Someone who works from home |
| E (duplex) | 700 sq ft | 1 bedroom, 2 bathrooms, over two levels | A buyer who wants living and sleeping on separate floors |
| C / C1 | 652 sq ft | 3 bedrooms, 2 bathrooms | A small family that needs the bedroom count |
| D | 755 sq ft | 3 bedrooms, 2 bathrooms | A family that wants the most space in the tower |
What I would pick. For a single owner, Type B: the study gives a proper work corner for about 90 sq ft more than Type A, and it comes with a car park, which Type A on the 12th to 30th floors does not. For a family, Type D at 755 sq ft is the only layout above 700 sq ft with three bedrooms; at 652 sq ft, Type C fits the same three bedrooms into about 100 sq ft less, so check the room sizes on the plan carefully.

What does it cost to hold each month?
The maintenance fee has not yet been confirmed. Ask for the latest figure, and whether a sinking fund is charged on top, before you book. Quit rent and assessment tax will be separate.
Price against nearby launches
| Project | From | Price per sq ft | Built-up | Units | Monthly fee | Completion | Tenure |
|---|---|---|---|---|---|---|---|
| Gen Sphere | RM 550,000 | RM 1,250 to 1,392 | 459 to 755 sq ft | 996 | To be confirmed | Expected 2029 | Freehold |
| GEN RISE | RM 563,000 | not published | 497 to 1,930 sq ft | 732 | To be confirmed | 2028 | Freehold |
| Axis, Causewayz Square | RM 580,300 | not published | 366 to 592 sq ft | 908 | RM 0.36 psf (TBC) | 2030 | Freehold |
| Princess Cove RNF Phase 3 | RM 430,000 | not published | 314 to 1,556 sq ft | 4,385 | RM 0.42 psf incl. sinking fund | 2027 | Freehold |
| M Grand Minori | RM 300,000 | not published | 403 to 835 sq ft | 1,733 | RM 0.40 psf excl. sinking fund | 2030 | Freehold |
All five are freehold. Gen Sphere's entry price is close to GEN RISE and Axis, but GEN RISE offers much larger top layouts, while Axis has smaller units than Gen Sphere. Princess Cove Phase 3 and M Grand Minori start lower and are far bigger developments. Compare the unit you are quoted on size, car park and expected completion, not just the headline price.
Facilities
Facilities are spread over 4 levels with 8 themed zones. The pool area has a swimming pool, wading pool, spa pool, cabanas, pool terrace, pool deck and an outdoor lounge, with a sauna and gymnasium. Outdoor areas include a pavilion, BBQ terrace, deck, yoga deck, jogging path, reflexology path, outdoor fitness, an artificial-turf lawn, a children's playground, a recreational basketball court, a skating zone and a pickleball and badminton court. Indoors there are working pods, a co-working space, a chill lounge for private events, an entertainment and games zone, a multi-function room with a theatre stage, an indoor activity area, a child care room and a surau. The development has multi-tier security, landscaped greenery, EV charging bays and GreenRE certification.
