My view

In one line: This is freehold serviced-apartment living off Old Klang Road from under RM 400,000, with a station within a walk; among the Old Klang Road launches compared below, only M Aurora starts lower. The catch is 988 homes in two blocks and a fairly modest largest unit.

Living there: A 99 Speedmart is about 210 m away, two clinics sit within about 300 m, and Bloomsvale Shopping Gallery is about 710 m, all in a straight line, so groceries and a doctor may not need the car. Petaling and Jalan Templer stations are about 540 to 550 m away. With 494 homes per block, lifts may be busy and the car park may be full at peak hours, so I'd suggest seeing it in person. Green space is thin; the nearest park is about 1 km away.

Who it suits, who it doesn't: It suits first-time buyers who want freehold from under RM 400,000, couples who commute by train, and small families for whom the largest unit is enough. It doesn't suit multi-generation households or families who need a large home, nor buyers who want a building of only a few hundred units.

How long to hold: I'd treat it as a first home for a few years. If your household is likely to grow, you may need a bigger unit later. Completion is listed for 2028, so you can't move in before then.
