Quick answer: who is D'Tessera for?
D'Tessera suits multi-generation and larger families who want a finished home now, not in three years: every unit is 1,100 sq ft or more with 3+1 or 4+1 rooms, Types A and C come with 2 car parks and Types B and D with 3, and two of the four sizes are elderly-friendly with built-in ramps. Prices run from RM 793,200, or from RM 713 per sq ft (gross). It is a weaker choice for daily rail users, because Mutiara Damansara MRT is about 2.1 km away in a straight line, and for buyers who want a small unit at a lower ticket. My view
In one line: Completed, every unit 1,100 sq ft or more with 2 to 3 car parks, from RM 793,200: it suits a larger family that wants a home now.
Living there: The project is listed as completed in 2026, so you can see the actual unit, corridor and view before you sign. Each floor has 14 units served by 6 passenger lifts and a service lift, a reasonable ratio for 671 homes. KPJ Damansara 2 is about 530 m away in a straight line, Empire City about 600 m and Village Grocer about 610 m, so clinics and groceries are close. Rail is the weak point: the Mutiara Damansara MRT station is about 2.1 km away in a straight line, so most residents may drive or take the bus. The fee is RM 0.35 psf including the sinking fund: about RM 385 a month for Type A and about RM 466 for Type D.
Who it suits, who it doesn't: It suits families of four or more and households with two or three cars. If you plan to live with grandparents, Types C and D have built-in ramps. It does not suit a daily rail commuter, someone who only needs two bedrooms, or a budget under RM 800,000: the smallest unit is already 1,100 sq ft, and the starting price is the highest of the nearby projects compared below.
How long to hold: I would treat it as a long-term family home. With enough rooms, and ramps in Types C and D, you may not need to move when the children grow up or a parent moves in. All walls are hackable, so you can change the layout later, subject to management approval.
Check for yourself at the viewing: the view, corridor and light of the exact unit you want; whether you want a balcony (odd-numbered types have one, even-numbered do not); the total price against Forest Hill, the closest match in size with the same fee rate; a weekday drive to the MRT station and your workplace; and the assessment tax, quit rent and utilities.
- Suits: families of four or more; households with grandparents or a family member who needs step-free access; owners with two or three cars; buyers who want to inspect a finished unit.
- Think twice if: you commute by rail every day, you only need two bedrooms, or your budget is under RM 800,000.

What is near D'Tessera?
Distances below are straight-line figures from the site; the road distance will be longer.
| Category | Place | Distance |
|---|---|---|
| Train stations | KG08 Mutiara Damansara | about 2.1 km |
| Transport | 1 Utama City Bus Hub | about 2.4 km |
| Train stations | PY06 Sri Damansara Barat | about 2.85 km |
| Shopping malls | Hextar World at Empire City | about 600 m |
| Shopping malls | IPC Shopping Centre | about 1.9 km |
| Supermarkets | Village Grocer | about 610 m |
| Supermarkets | 99 Speedmart | about 620 m |
| Schools and campuses | Kuala Lumpur Steiner School (Valley Campus) | about 710 m |
| Schools and campuses | SK Bukit Lanjan (Asli) | about 1.2 km |
| Schools and campuses | Sekolah Rendah Agama IBNU | about 1.3 km |
| Hospitals and clinics | Hospital Pakar KPJ Damansara 2 | about 530 m |
| Hospitals and clinics | Perdana Care | about 1.1 km |
| Parks | Damansara Foresta Condominium Open Park | about 930 m |
| Parks | Taman SD9/9 | about 1.4 km |
Two things stand out. A private specialist hospital, KPJ Damansara 2, is about 530 m away, which is reassuring for a household with older members. Empire City, Village Grocer and a 99 Speedmart are all around 600 m, so daily shopping is close. Rail is the weak point: Mutiara Damansara MRT is about 2.1 km and Sri Damansara Barat about 2.85 km, so most residents will drive or use the buses that run from Empire City (routes 780 and 802) and Neo Damansara (T810). For drivers, the project lists NKVE, LDP, Penchala Link, SPRINT, DASH and DUKE among the nearby highways.

Which layout suits you?
| Type | Size | Rooms | Car parks | Who it suits (my view) |
|---|---|---|---|---|
| A1 to A6 | 1,100 sq ft | 3+1 rooms, 2 bathrooms | 2 | A family of four who want the entry price |
| C1 / C2 (elderly-friendly) | 1,129 sq ft | 3+1 rooms, 2 bathrooms | 2 | A couple or small family with a grandparent living in |
| B1 to B4 | 1,300 sq ft | 4+1 rooms, 2 bathrooms | 3 | A larger family, or one that needs a home office |
| D1 / D2 (elderly-friendly) | 1,331 sq ft | 4+1 rooms, 2 bathrooms | 3 | A multi-generation household with three cars |
Odd-numbered variants (A1, A3, A5, B1, B3, C1, D1) have a balcony; even-numbered ones (A2, A4, A6, B2, B4, C2, D2) do not.
Which to pick. For most families of four, Type A gives three bedrooms plus one extra room and two car parks at the lowest price in the building. If a parent will live with you now or later, Type C is only 29 sq ft larger and adds built-in ramps. Type B suits families that need a fourth bedroom and a third car park. Type D combines all of it: four rooms plus one, ramps and three bays. Whether to take a balcony is a personal call; without one you get the space inside, with one you get an outdoor spot to dry clothes or sit. Since all units have hackable walls, you can also adjust the plan later, subject to management approval.

What does it cost to hold each month?
The maintenance fee is RM 0.35 per sq ft a month, inclusive of the sinking fund:
| Type | Size | Maintenance fee per month |
|---|---|---|
| A (3+1 rooms) | 1,100 sq ft | About RM 385 |
| C (3+1 rooms, elderly-friendly) | 1,129 sq ft | About RM 395 |
| B (4+1 rooms) | 1,300 sq ft | About RM 455 |
| D (4+1 rooms, elderly-friendly) | 1,331 sq ft | About RM 466 |
Because the sinking fund is already inside the fee rate, there is no separate top-up to add. Quit rent, assessment tax and utilities come on top.
Price per square foot against its neighbours
| Project | From | Price per sq ft | Built-up | Units | Monthly fee | Completion |
|---|---|---|---|---|---|---|
| D'Tessera | RM 793,200 | from RM 713 (gross) | 1,100 to 1,331 sq ft | 671 | RM 0.35 psf incl. sinking fund | Completed 2026 |
| The Aldenz | RM 622,200 | not published here | 775 to 926 sq ft | 662 | RM 0.42 psf incl. sinking fund | 2029 |
| Forest Hill | RM 643,300 | not published here | 953 to 1,527 sq ft | 618 | RM 0.35 psf incl. sinking fund (estimated) | 2027 |
| Senna Heights | RM 672,800 | not published here | 700 to 1,464 sq ft | 780 | RM 0.29 psf + 10% sinking fund | 2029 |
All four are leasehold. D'Tessera has the highest entry price of the group, mainly because even its smallest unit is a large one, while The Aldenz tops out at 926 sq ft. Forest Hill is the closest match on size and has the same fee rate, but is still expected in 2027; D'Tessera is the only one listed as completed. The Aldenz is the cheapest way into the area, with a higher fee rate. Senna Heights has the lowest fee rate before its sinking fund.
Facilities
The facility list is long. At the main levels there are a play pool, serene pool, dip pool, kids' pool and jacuzzi; a maze hammock garden, cabana lounge, sunken pavilion, biological pond, outdoor pavilion and outdoor lounge; a half basketball court and a multipurpose hall with badminton court; the FITastic gym on the upper level; and indoor rooms including a grand arrival lounge, hidden lounge, coworking and reading lounge, gamer's hideout games room, mini theatre and bar with karaoke, and the Imaginarium kids' playroom, plus a kids' playground. The sky deck adds the Fitastic Garden, a sky-gazing open lawn, sunset lounge, the Sizzle N' Grill BBQ area, a sky herbs edible garden, a reflexology court and outdoor fitness. Security covers 24-hour security with an access card system and CCTV, with landscaping throughout.
